Panattoni, the leading project developer for industrial and logistics real estate in Europe, is developing a new building in Grünheide, Brandenburg, with a direct connection to the Gigafactory Berlin-Brandenburg of the international car manufacturer Tesla. The modern and sustainably developed property takes into account potential user requirements from the automotive and supplier sector right from the start.
The developer is creating a total floor space of 55,704 m², of which 46,464 m² are industrial building
space, 2,640 m² office space and 3,000 m² mezzanine space. The interior building height is 10 m, and 192 car parking spaces and 12 truck parking spaces will be created in the outdoor areas. The floor of the building will be equipped with a WGK (water hazard class) foil, and Panattoni is also creating the conditions for a side loading bay at the property with the construction of a 3,600 m² canopy.
With the 94,119 m² brownfield site, the company is securing one of the last outstanding properties in Grünheide, just 700 m away from and with a direct connection to the Tesla factory in Brandenburg. Further connections are available to the A10 Federal motorway and to public transport. As part of the site development, Panattoni is carrying out extensive revitalization work, including the demolition of two shed-roofed industrial buildings currently still used by Tesla and an office building. A service building is rented to another existing user until the end of November and will then be demolished by a partner company. The start of the dismantling work carried out by Panattoni is planned for Q2 2023, the start of construction is planned for Q3 2023. Early access is scheduled for the third quarter of 2024. Some deviations from the schedule are possible due to the complexity of the project.
Once again, sustainability in the areas of ecology and social affairs play an important role in the project development. Panattoni is aiming for at least DGNB gold certification, the planned package of measures includes the installation of a PV system (photovoltaic), the use of a heat pump and smart metering. In addition to using rainwater to flush the toilets and irrigate the outdoor areas, there are plans to set up charging stations to promote e-mobility on the site. Nesting boxes support the preservation of local biodiversity, and employees of the property should also benefit from the installation of well-being elements.

The area, with its proximity to Tesla, has ideal conditions for this. The intended sustainable development of the new building supports the attractiveness of the project. It is also possible to intensify the cooperation with Panattoni with regard to the creation of a rescue center, which the municipality has planned directly to the south of the property,” explains Arne Christiani, Mayor of the municipality of Grünheide.
