Pecan Development celebrates topping-out ceremony for Dockyard

The shell of the Dockyard office building on the site of Berlin's former Osthafen is completed. Project developer Pecan Development celebrates the topping-out ceremony in the presence of Alexander Slotty, State Secretary for Construction in the Senate Department for Urban Development, Construction and Housing. Located directly on the Spree River, Dockyard completes the waterfront development of Osthafen with striking architecture.

The architectural concept was developed together with the Berlin-based architectural firm Tchoban Voss in sustainable climate- and resource-friendly timber hybrid construction. Covering around 30,000 square meters, Dockyard offers ultra-modern office space as well as restaurant and retail space on the first floor. The publicly accessible promenade on the banks of the Spree will be extended with the renovation of the outdoor facilities in line with the requirements of a listed building. Pecan Development is developing the project on behalf of Aermont Capital Real Estate Fund IV.

Dockyard sets standards in sustainability - both in construction and operation. Key aspects are the wood hybrid construction method and the use of "green" steel and concrete with recycled aggregates in places. Thanks to the innovative energy concept with one of Germany's largest ice storage facilities as a central element and the use of renewable energy sources such as geothermal, solar and ambient air, the building will be climate-neutral in operation. Compliance with the highest sustainability standards is to be demonstrated by LEED Platinum, WELL Platinum and LEED Zero Carbon. The building's digital connectivity has already been awarded WiredScore Platinum. Dockyard is scheduled for completion in the fourth quarter of 2024.

On the occasion of the topping-out ceremony, Alexander Slotty, State Secretary for Construction at the Berlin Senate Department for Urban Development, Construction and Housing, said: "The development of former port areas always calls for special architectural and utilization concepts. With Dockyard, a new building is being constructed here on the Spree that meets the demands of the modern working world. At the same time, however, the building impresses with an integrated sustainability concept that sets new standards. What began here at Osthafen with the loading and unloading of transport ships will in the future be a hub for economic innovation in our city."

Jan Kunze, Managing Partner of Pecan Development, highlighted the project's special location: "What sets this location apart is, above all, the inspiring waterfront location, but also the immediate surroundings with the numerous opportunities for activities, culture, gastronomy and clubs." Dockyard complements these advantages for everyday work: from meeting points on the promenade to meetings in the waterfront café to morning yoga on our large roof terraces.

Commenting on the special architectural features of the building, Sergei Tchoban of Tchoban Voss Architekten explained: "Our aim was to set a new, striking accent at this exposed location and at the same time to stage the waterfront location in an inviting way with the passage under the glass connecting building as a public space. Our design focuses on high transparency on the one hand and emphasizes the sustainable timber hybrid construction on the other by allowing the timber truss structure to be visible."
