SORAVIA completes the shell of the BE.YOND OFFICE BERLIN

The property group SORAVIA has completed the shell of the BE.YOND OFFICE BERLIN project. SORAVIA has thus reached another milestone in the development of the ultra-modern office building in Berlin Tiergarten, which is located directly on the Landwehr Canal with its 8,600 square metres of rental space. With the completion of the shell, the building, which is scheduled for completion in mid-2025, has reached its full height of eight storeys.

Originally, the shell was not due to be completed until August 2024. ‘I am therefore very happy that we are currently even slightly ahead of our ambitious schedule and can already start marketing this spectacular space in the heart of Berlin,’ says Adrian Menczyk, CTO of Soravia Deutschland GmbH. As lead broker and contact for prospective tenants, SORAVIA is relying on the Berlin-based brokerage firm Angermann, which specialises in letting office space. Prospective tenants have the option of renting individual spaces or the entire building.

BE.YOND OFFICE BERLIN - designed for commercial tenants with flexible space requirements - is being built at Schöneberger Ufer 69 opposite the Neue Nationalgalerie. The office building is thus centrally located in the west of Berlin between Potsdamer Platz and the embassy district.

In BE.YOND OFFICE BERLIN, SORAVIA offers a wide variety of workspaces tailored to the modern needs of tenants: Individual offices, combined spaces or even open-plan areas can be realised. It has a sophisticated energy management system that includes heating and cooling ceilings, two air heat pumps and a photovoltaic system. SORAVIA is also aiming for the DGNB Gold certificate.

‘The BE.YOND OFFICE BERLIN is fully customised to the modern needs of the tenants,’ Menczyk continues, ‘naturally this also includes a contemporary mobility offering with wall boxes for electric cars, bicycle parking spaces and e-bike charging stations. Thanks to its central location in Berlin, the office can be reached quickly by bike or public transport."
