SORAVIA Deutschland GmbH has started the shell construction of the BE.YOND OFFICE BERLIN project. The sustainable office building will comprise around 8,600 square meters of rental space on eight floors and is being built in a prime Berlin location in the Tiergarten district. Following the start of construction in June 2023, the demolition work and specialist civil engineering have already been completed, allowing the shell construction work to begin on schedule. "In times when many cranes are standing still or not even being erected, we are all the more pleased to be able to realize this project and create a spectacular new office building with a panoramic view over Berlin," says Adrian Menczyk, CTO of Soravia Deutschland GmbH. The building should be completed by April 2025.
BE.YOND OFFICE BERLIN is being built at Schöneberger Ufer 69, opposite the Neue Nationalgalerie and directly on the Landwehr Canal. The eight-storey office building is thus centrally located in the west of Berlin between Potsdamer Platz and the embassy district. The spacious terraces on all levels will provide a panoramic view of the prominent surroundings. The first floor will have a prestigious entrance over two floors including a spacious lounge, while coworking and event areas are also planned. The office space will be flexibly partitioned so that fixed and mobile workstations are available depending on the needs of the tenants. "The flexibility of our new office building is a response to the current requirements of tenants. It is equally suitable as a complete company headquarters or for renting out individual spaces," explains Menczyk.
In the construction of the BE.YOND OFFICE BERLIN, particular emphasis is placed on conserving resources, for example it will be operated free of fossil fuels. The aim is also to obtain the DGNB Gold certificate. "The entire building will be consistently planned and constructed sustainably. With a sophisticated energy management system including heating and cooling ceilings, an air heat pump and a photovoltaic system, BE.YOND OFFICE BERLIN is breaking new ground in terms of sustainability," Menczyk continues.
The new office building will also be equipped with a contemporary mobility concept. The 28 underground parking spaces will have e-charging stations, and there are also plans for sufficient bicycle parking spaces and showers. Fast public transport connections are guaranteed: Berlin Central Station can be reached in 15 minutes by public transport, Potsdamer Platz station is just a 10-minute walk away and there are several bus stops in the immediate vicinity.
Angermann, a consultant for office rental space based in Berlin since 1991, has been commissioned with the letting.
