STADT UND LAND Wohnbauten-Gesellschaft mbH raises the topping-out wreath for its TYPENHAUSeco prototype in Berlin-Neukölln. This has 15 apartments, is based on the STADT UND LAND TYPENHAUSplus concept and has been adapted and optimized to meet climate protection targets.
STADT UND LAND Managing Directors Natascha Klimek and Ingo Malter today invited the Senator for Mobility, Transport, Climate Protection and the Environment, Ute Bonde, the Senator for Urban Development, Building and Housing, Christian Gaebler, and the District Mayor of Neukölln, Martin Hikel, to the topping-out ceremony.
Ute Bonde, Senator for Mobility, Transport, Climate Protection and the Environment: "I am delighted to start my term of office with such a great project. As the Senate Department for Mobility, Transport, Climate Protection and the Environment, we are supporting STADT UND LAND in the implementation of this construction project, which is particularly pioneering in terms of the circular economy, climate protection and resource conservation. Our goal is to make Berlin healthier, more mobile, safer and more environmentally friendly."
Christian Gaebler, Senator for Urban Development, Building and Housing: "A new and affordable home is being created for many people in the Buckower Felder district. Around 900 apartments for broad sections of the population will be created in an attractive and liveable environment. Built using sustainable hybrid timber construction methods, the TYPENHAUSeco by STADT UND LAND shows how new construction can become more sustainable. It thus ideally complements the climate-friendly and climate-friendly overall concept of the district, which was honored with the Berlin Climate Protection Award due to the CO2-neutral heat supply and innovative rainwater management in the district."
Martin Hikel, District Mayor of Neukölln: "The Buckower Felder are an important project for sustainable urban development. Neukölln is one of the most densely populated inner-city areas in the whole of Germany - and new affordable housing is all the more important. Buckower Felder has succeeded in combining ecological and social goals in housing construction. The new home for many people is therefore an enrichment for our district."

Ingo Malter, Managing Director of STADT UND LAND: "In 2014, the Group launched its growth strategy with a housing stock of 39,370 units. We currently have 52,500 apartments, which corresponds to an increase of around 33 percent. By 2033, this portfolio is to be expanded to 56,254 apartments through acquisitions and new construction. In the planning period from 2024 to 2033, construction is set to begin on a further 3,854 apartments and an investment volume of around EUR 1 billion is planned for the purchase and new construction of affordable housing. STADT UND LAND is thus successfully continuing the growth strategy demanded by the shareholder."
The four-storey prototype is being built according to the cradle-to-cradle approach, using recyclable and resource-saving materials. Wood is king. The STADT UND LAND TYPENHAUSeco has load-bearing exterior and interior walls as timber stud frames with wooden beams with a stiffening reinforced concrete core, the ceilings and the roof are made of cross-laminated timber, the exterior wooden wall cladding will also be made of wood. All other interior walls will be constructed using conventional drywall construction. All apartments will have a central living area, an outdoor seating area, small areas for corridors, a storage room and good lighting thanks to the open floor plans. The building envelope is made up of prefabricated, double-sided closed wall elements with windows and façade formwork in timber panel construction.
The first timber modules were only delivered in mid-April and construction of the TYPENHAUSeco began. The entire building envelope was erected within 8 weeks.
As with the new construction project "Wood, Brick, Clay" in Alt Britz, STADT UND LAND is also combining construction activity with knowledge gain in this new construction project: in addition to the STADT UND LAND TYPENHAUSeco - a timber hybrid house with 15 apartments - a twin building in solid construction (STADT UND LAND TYPENHAUSplus) is being built. The aim is to design the STADT UND LAND TYPENHAUSeco in such a way that it supports cycles, is climate-friendly and protects resources. Both the "Holz-Ziegel, Lehm" project in Alt-Britz and the two "TYPENHAUS twins" on the Buckow fields will be monitored in the first two years of operation with the support of universities in order to gain knowledge. Comparability with other construction projects will provide insights for future construction projects in terms of climate protection, resource conservation and sustainable planning.
The focus is on sustainability throughout the entire district: Green roofs and sustainably designed infiltration systems for intelligent rainwater management will ensure a healthy microclimate within the new residential district in future. A fourth-generation heating network system, which operates at lower temperatures than conventional heating networks, was designed in collaboration with Berliner Stadtwerke to ensure an efficient energy supply that conserves resources. There will also be two neighborhood garages on the site for future residents to make the neighborhood as car-free as possible. A new urban quarter with around 900 apartments is currently being built on the Buckower Felder. Of these, STADT UND LAND is building around 700 new rental apartments, around 400 of which are based on the TYPENHAUS concept. The new apartments will be completed successively from spring 2024, with overall completion including outdoor facilities planned for the second quarter of 2025.
STADT UND LAND is cooperating with mib - Märkische Ingenieur Bau GmbH with Arnold und Gladisch Objektplanung Generalplanung GmbH for the TYPENHAUS buildings on the Buckower Felder. The project is funded by the Senate Department for the Environment, Mobility, Consumer and Climate Protection.
