Start of construction and leasing for “A LASKA”

In the immediate vicinity of Mediaspree and in a prominent location on Markgrafendamm, two new “A Laska” buildings are being built as a further office location along the currently developing boom axis between Ostkreuz station and Berlin’s southeast. Construction of the two buildings at Markgrafendamm 25 and at Lasker Strasse 1, which are to be built using the wood-hybrid construction method, is scheduled to start Q1/2023. Completion is scheduled after 30 months of construction.

The design by the renowned Graft Architects envisages a striking facade design characterized by serially arranged bay windows. This creates unusual views and insights and the opportunity to turn from the office to the urban space. A Laska was planned for a new form of workplace culture and all surfaces have a high degree of flexibility for entirely different teams. “We have planned the two buildings in close cooperation with the team from Graft Architects and the office experts from Bene and have focused on the needs of future users,” explains Gesine Lenz, responsible Senior Project Manager at Trockland. Individual work and retreat are also possible as well as dynamic meetings and group work. In addition, both buildings offer rooftop gardens, which are also tailored to the changing needs of future users. Foyers and sunken courtyards ensure that the basement floors
are flooded with daylight and green oases are created in the middle of the buildings.

The project’s environmentally sensitive energy planning includes parking spaces with e-charging stations, solar panels and sustainable heat pump air conditioning. The rainwater is also treated and used. Overall, a GeSBC Platinum certification is being sought.

There will be 8,200 m² of net space distributed between the two buildings. The site is located just a few
steps from Berlin’s main Ostkreuz interchange station and is a direct extension of
Köpenicker Chaussee, which forms one of the new southeast axes, which connects
Berlin’s city center to the booming Oberschöneweide district. Among other things, the University of Applied Sciences is located there and also the Tesla site in Grünheide is not far away. “The location is perfect for start-ups that want a holistic and sustainable office concept. A Laska is suitable for a corporate headquarters that wants to offer its teams many different work and leisure options,” says Gesine Lenz.
