Start of construction for service apartments – TOWNSCAPE is developing again in Berlin’s Brunnenviertel district

The project developer Townscape is starting construction on its service apartment property at 89 Ackerstrasse. The apartment complex is being built on an approximately 790-square-meter plot in Berlin’s Brunnenviertel district and will comprise a total of around 4,000 square meters of gross above-ground floor space. Completion and handover to the tenant is scheduled for the second quarter of 2024. Townscape will then keep the building in its own stock. The leading technology provider in the short-term rental sector, NUMA Group, has already been secured as the operator for the property with a 15-year lease.

Nilgün Dusny, responsible Project manager of Townscape: “Berlin is one of the most popular travel destinations in Europe and at the same time a prospering business location that attracts not only families but also numerous business travelers. Due to its very good connection to the rest of the city and the high density of companies located there, the Berlin Brunnenviertel is an excellent location for service apartments. The spaces designed by Townscape have a hotel-like, high-quality building technology that, in addition to the highly flexible floor plan structure, offers the highest level of comfort and therefore meets all the requirements of contemporary travel accommodation for private and business purposes.”

The planned apartment complex will have a total of 95 rooms and will consist of two buildings, each with seven floors, as well as a single-story central building and courtyard. In addition to the modern apartment spaces, future tenants will have 114 square meters of commercial space available on the first floor. The building will be constructed according to the specifications for Construction efficiency building 55. The planning is supported by StingvanBeeck Architects, in addition to other specialist planners.

The location in Berlin-Mitte, where Townscape has already successfully developed the ENTER and GROW office projects, is in the immediate vicinity of the Humboldthain Technology and Innovation Park. More than 60 companies and start-ups from areas such as media, information and biotechnology and research have settled there in recent years. In addition to the economic importance of the Brunnenviertel, the district with numerous restaurants, bars and cafés is home to a wide range of gastronomic offers and is surrounded by attractive green areas such as the Humboldthain, the Park am Nordbahnhof and the Mauerpark. The location has excellent transport connections via the nearby S-Bahn and regional train station in Gesundbrunnen as well as numerous other underground and bus lines. The Federal highway 96 also opens up the area for individual traffic.
