Staycity takes over the aparthotel at Brooks on East

In the Berlin project “Brooks on East,” the Irish Staycity Group from Dublin will take over the planned aparthotel component with its lifestyle boutique brand “Wilde.” A total of approximately 9,800 m² of rental space will be leased by the operator. The lease term amounts to 20 years with an option to extend. The opening of the first tower is scheduled for spring/summer 2027. The negotiations were jointly conducted by the project managers Arrow Global and Red Square in collaboration with the law firms Jahn Hettler Rechtsanwälte (for the lessor) and Kucera Rechtsanwälte (for the lessee).

All 222 apartments are located within the project’s two building towers. In Tower 1, which rises 95 meters, 116 units are planned across the first six upper floors. The offering is complemented by a lobby with reception and a food and beverage area (café/bar) on the ground floor. In Tower 2, which reaches 86 meters, 106 apartments are planned across the first five upper floors. The ground floor will accommodate space for a fitness studio as well as additional ancillary areas.

Following the base fit-out of the spaces, the tenant will implement the interior design with its own team. This ensures maximum flexibility for the operator to realize its distinctive design ideas. We are confident that this internationally recognized brand will set another strong accent in Berlin.” In addition to the new location in Friedrichshain, Wilde Aparthotels also operates a property at Checkpoint Charlie in Berlin-Mitte.

With this prominent location at the East Side Gallery, a major tourist hotspot, we have secured another high-footfall site in the German capital. Alongside the quality of the location, the two landmark buildings and the professionalism of our project partners were decisive factors in our decision.”

“Brooks on East” is part of the Media Spree development

Brooks on East, located between Ostbahnhof and Uber Arena, is part of the overall Media Spree district development. Construction was able to resume after insolvency administrator Christian Otto, partner at the law firm hww hermann wienberg wilhelm, secured new financing from the existing lenders following months of negotiations after the previous developer’s insolvency. After reaching an agreement on financing the continuation of construction in September 2024, building works were finally able to restart.

In coordination with the financing lenders, Christian Otto appointed the two project developers Red Square from Neu-Isenburg near Frankfurt am Main and Arrow Global from London to complete the project and handle its commercialization. Red Square assumed responsibility for the operational completion of construction and the marketing of the units that had not yet been sold or leased. Arrow Global focused on the commercialization of the aparthotel spaces as well as the adjustment and implementation of existing agreements with buyers. Both were legally supported by the Frankfurt-based law firm Jahn Hettler Rechtsanwälte.

The overall project comprises two distinctive building towers along with podium levels and offers more than 350 condominium apartments with living spaces ranging from 60 to over 300 square meters, including spacious penthouses with panoramic city views.

In addition to the condominiums and the aparthotel, modern office, gastronomy, and commercial spaces are also being developed. The condominiums are currently being marketed by the Berlin-based real estate agency Best Place Immobilien.
