Hines, the globally active real estate investment manager, has leased more than 12,000 square meters of office space in its mixed-use neighborhood development “B’Ella Berlin” in Berlin-Schöneberg to STRABAG AG, one of Europe’s leading construction companies. This represents one of the largest lease transactions for a new-build project in Berlin over the past three years. As part of the agreement, STRABAG will relocate its Berlin headquarters, with approximately 700 employees, to the quarter.

Completion of B’Ella Berlin is scheduled for the first quarter of 2029. The lease signing reflects a broader trend in international metropolitan markets: leases are increasingly being concluded many years before completion, as demand for prime, sustainable mixed-use space significantly exceeds available supply.
The overall B’Ella Berlin quarter comprises two office and commercial buildings, two residential buildings with a total of 300 apartments, a daycare center, a restaurant, a landscaped inner courtyard, and a continuous 450-meter rooftop terrace. In total, the project spans approximately 75,000 square meters of gross floor area. Heating and cooling will be supplied via one of Berlin’s largest private geothermal fields, complemented by a photovoltaic system.
The northern office building, designed by Nöfer Architekten, offers around 21,700 square meters of leasable space. The southern office building, designed by Tchoban Voss Architekten, provides approximately 14,440 square meters of leasable space. A flexibly usable conference hall and a town hall forum will be available for events for tenants and residents alike.
“B’Ella Berlin” benefits from an excellent location and transport links. Supermarkets, cafés, and a small park are just around the corner. Berlin Südkreuz station, serving long-distance and regional trains as well as the S-Bahn, is only a short walk away. The FEX airport express connects Südkreuz station with Berlin Brandenburg Airport every 15 minutes, with a journey time of 14 minutes. The Schöneberg motorway interchange can be reached in just one minute.
