As part of their standing logistics investment and development partnership with Urban Partners, evolutiq has acquired a brownfield plot in the south of Berlin with the aim of developing a modern and sustainable logistics and light-industrial asset.
The brownfield area comprises approx. 20,500 sqm and is located in southern Berlin with excellent connectivity to the A10 Berlin ring road and Berlin Brandenburg Airport (BER). Through the brownfield redevelopment, unused and no longer marketable industrial areas will be upgraded for a new, high-quality use while significantly improving the site’s utilisation.
By 2027, around 12,500 sqm of flexible logistics, light-industrial and office space are planned, suitable for either a single-tenant or a multi-user concept.
The project sets a strong impulse for sustainable urban development. By revitalising unused land and unlocking untapped potential, it closes a gap in an existing industrial zone and minimises the sealing of green areas. At the same time, a state-of-the-art commercial site with flexible utilisation concepts is created, addressing the evolving needs of various user groups. The asset strengthens the regional economy, enhances the attractiveness of the location for businesses and provides expansion opportunities for future tenants.

The project underscores the commitment to developing high-quality commercial real estate at prime locations with strong sustainability credentials, meeting both user needs and municipal requirements. The development aims for a DGNB Gold 2023 certification and follows a comprehensive ESG strategy. Planned measures include the use of heat pumps, photovoltaic systems and partially greened roofs, contributing to ecological enhancement and improving the microclimate.
For the project acquisition, evolutiq was advised by the Berlin office of the brokerage firm Realogis.
