THE FRIEDENAUER": Climate-Neutral Flagship Project for Sustainable Building Technology

Innovative Project Development Meets Sustainable Building Technology and Automation: OFB and Kieback&Peter Make a Strong Statement for the Future with a Climate-Neutral Flagship Project

OFB Projektentwicklung has signed a lease with Kieback&Peter, the anchor tenant, for approximately 7,000 sqm of office space in a modern building complex at Innsbrucker Platz in Berlin. With the move to "THE FRIEDENAUER," Kieback&Peter will consolidate its new company headquarters at this location. Developed by OFB, the building, with around one-third of its total rental space dedicated to Kieback&Peter as a pioneer of smart building automation, is part of the “Friedenauer Höhe” district development. With its prominent location on Hauptstraße, the building serves as a visual gateway to the district. Construction is set to begin in the first quarter of 2025, with completion of "THE FRIEDENAUER" planned for mid-2027.

On the 8,700 sqm site in the Tempelhof-Schöneberg district, the ESG-compliant office complex will feature a gross floor area of approximately 29,000 sqm. The 21,000 sqm of rental space will be spread across seven to eleven floors, combining offices, retail, and dining areas, all integrated into a holistic ESG (Environmental, Social, Governance) concept.

Sustainable, Technology-Driven, and Employee-Centered: The Office of the Future

The development follows EU Taxonomy guidelines and aims for certifications from DGNB Gold (according to the 2023 standard) and WiredScore, forming the foundation of the building’s sustainability concept.

With "THE FRIEDENAUER," OFB Projektentwicklung is advancing another major project within the “Friedenauer Höhe” district, which will serve as a model for sustainable and forward-looking real estate development. Partnering with Kieback&Peter on developing and using innovative technologies, the project will become a flagship for sustainable buildings. In collaboration with Berliner Wasserbetriebe, a pilot project for building energy supply using heat recovery from the mixed water sewer is planned to cover part of the building's energy needs. The sustainability concept is complemented by 700 sqm of photovoltaic panels on the rooftops and innovative automation technology enabling comprehensive digital consumption monitoring.

As a specialist in sustainable building automation, Kieback&Peter will be responsible for the building’s control, regulation, and optimization systems based on KG480 (building automation under German regulations). Through advanced technology and a well-thought-out energy concept, climate-neutral building operation can be achieved. The Smart Building concept includes workplace booking, building and parking access, as well as indoor navigation, all available to the building's tenants.

Comprehensive Amenities and Future-Oriented Mobility

Kieback&Peter’s new headquarters also impresses with its attractive features, including a staff restaurant and outdoor fitness areas, as well as excellent transportation links. The “Friedenauer Höhe” district is being developed as a car-free zone, while the office complex will include parking facilities. The core of the concept is the realization of a 15-minute city, covering all relevant and necessary aspects of life in close proximity to the workplace. The mobility offering is further enhanced by its proximity to the Berlin S-Bahn ring and Berlin Südkreuz station with ICE connections.

A Harmonious Blend of Work and Living

The new “THE FRIEDENAUER” project marks the successful completion of the “Friedenauer Höhe” district development. In this area, work and living are harmoniously integrated, with around 1,060 apartments and a spacious public park providing valuable green space for employees, residents, and the surrounding neighborhood.
