Tishman Speyer, RB Real Berlin and CESA start construction of the LXK office and residential campus in Berlin

A joint venture between Tishman Speyer, RB Real Berlin Group and CESA Group has started construction of the 61,200 sqm mixed-use LXK Campus in Berlin's Friedrichshain-Kreuzberg district. The project is part of Tishman Speyer European Real Estate Venture VIII, the pan-European value-add fund of the international project developer, owner, operator and investment manager of high-quality real estate. Hamburg Commercial Bank is providing the pro rata financing for the project; the parties have agreed not to disclose the amount.

LXK Campus: New central square in Berlin planned by 2026

The LXK Campus, located at the Lange Straße X Krautstraße intersection in the immediate vicinity of Ostbahnhof, is part of the new CBD East between Alexanderplatz and Mediaspree. The campus and the activation of the directly adjacent S-Bahn arches will create a new, central public square opposite Holzmarkt, which will further revitalise the surrounding area.

Designed by the internationally renowned architecture firm MVRDV from Rotterdam, the LXK Campus consists of two building sections with a planned 9,350 sqm of residential space and 51,850 sqm of office and commercial space. On the ground floor, restaurants, small-scale local shopping facilities and communal facilities will enrich the campus and the surrounding area. The ensemble will also have a large green inner courtyard with recreational areas, a variety of sports and leisure facilities and large terraces. Completion is planned for the second half of 2026.

LXK Campus: LEED Platinum targeted for sustainable development

The developer joint venture is aiming for LEED Platinum sustainability certification for the LXK. Among other things, the energy concept as a "Near Zero-Energy Building (NZEB)" in accordance with CRREM with complete renunciation of fossil fuels in building operation, complete rainwater collection and utilisation on site, PV panels and green spaces on the roof as well as a modern mobility concept contribute to this.
