The KLINGSÖHR Group and DERECO have secured TK Elevator Germany (TKE) as a new tenant for a total of 1,700 square meters of office space in the SHED quarter in Berlin Neukölln. The globally active company, known as a technological leader in the production of innovative elevator systems, will relocate its Berlin offices from Gleisdreieck to the Neukölln shipping canal. In addition to the spacious office areas on the upper floors, the long-term lease also includes 35 car parking spaces. Completion of the new offices is scheduled for the second quarter of 2026, with tenant fit-out carried out by Klingsöhr itself. With this lease agreement, more than 95 percent of the office space in SHED and nearly 100 percent of the parking spaces have been successfully let.
“By choosing SHED, another international company has decided to commit long-term to office space here. This is evidence of the attractiveness of Neukölln as a business location and of the high-quality spaces that are tailored precisely to the tenant’s needs. We are proud that, in today’s challenging office leasing market, nearly all spaces have now been successfully rented,” explains Stefan Klingsöhr, Managing Partner of the KLINGSÖHR Group.
Stefan Erdmann, Regional Director Berlin-Brandenburg at TK Elevator, adds: “In the end, SHED convinced us with its excellent location, modern new-build office space, and green power supply directly from its own rooftop. We look forward to moving into our new offices next year and becoming part of this dynamically growing technology hub.”
SHED is home to the SRH University, clean-tech company 1KOMMA5°, and internationally active technology company STEM, among others. It is directly connected to the S-Bahn ring and, on more than 15,500 square meters of land, will provide around 35,000 square meters for offices, gastronomy, research, and education. The recently commissioned solar system on the roof generates around 200 kilowatt-peak (kWp) and can produce approximately 195,000 kilowatt hours of electricity annually.
David Noll, Managing Director of DERECO Holding GmbH: “The arrival of TK Elevator once again demonstrates how significantly the area around SHED is gaining importance as a new urban center in Berlin-Neukölln. For us as an investor in growth locations and a long-term portfolio holder, it is particularly gratifying to see the quarter increasingly developing into a business hub for technology-driven and internationally active companies. This not only confirms our development strategy but also highlights the potential of projects that combine sustainability, quality, and intelligent location planning.”
The SHED ensemble is jointly owned by the KLINGSÖHR Group and DERECO and is part of the large-scale development project “Neue Ufer,” which, together with other projects such as the Estrel Tower and HOHE NEUN, plays a decisive role in the dynamic development of Berlin-Neukölln.
