Topping-Out Ceremony for Col23 Workspace in Berlin

The future of the working world begins now—and it begins sustainably! Amidst the vibrant Bergmannkiez, overlooking Tempelhofer Feld, the innovative commercial project Col23 Workspace is setting new standards for the workplace. Accessible via the bustling Columbiadamm and its namesake, the traditional event hall, this exclusive location combines urban dynamism with inspiring tranquility, creating a unique environment for forward-thinking companies. With sustainable wooden construction, a commitment to preservation and renovation over demolition, and pioneering technologies, a work environment is being created that not only impresses aesthetically but also meets the highest environmental standards.

Ceremonial Event

The topping-out ceremony marks an important milestone in the construction phase, bringing together builders, project participants, district representatives, future tenants, and interested parties. The event began with a warm welcome from the developer, Thomas Bestgen, and the presentation of the unique construction project. Following supportive greetings from District Councilor Oliver Schworck, who emphasized the project's significance for urban development and the local economy, in-depth insights into the architectural vision were provided by GRAFT Architects' Managing Director, Thomas Willemeit, as well as construction challenges and successes discussed by Lukas Deitmer, Senior Construction Manager at Dreßler Bau. The traditional carpenter's toast, honoring the successful future of the project in the old craft tradition, concluded the ceremonial part and led into the celebratory meal and an invitation to experience the workspace firsthand. The jazz trio "Weichsel Sharks" provided musical accompaniment during the raising of the topping-out wreath. A highlight was woodcarver Mr. Wendt, who during the event carved an impressive "Energy Column," symbolizing strength, cohesion, and the future living space in the new building.

Sustainable Construction Combined with Modern Architecture and High Flexibility

In 2012, based on plans by ZRS Architects, the exceptional headquarters of the ARTIS carpentry was created, already focusing on sustainable construction. In this spirit, the current construction project at Columbiadamm 23 is being realized. The renovations planned by GRAFT Architects, emphasizing preservation over demolition, in sustainable wooden construction, maintain the special atmosphere and bright openness of the old workshop hall. It combines natural materials with modern architecture and ecological aspects.

The building consists of an L-shaped structure covering over 2,388 sqm. A large part of the former workshop hall is clad with wooden shingles, giving the exterior appearance a unique feature in the area. The hall roof of the former workshop hall remains a highlight. Equipped with so-called fish-belly girders spanning 20 meters, these appear gigantic and were already awarded prizes in 2012.

Unique Construction Project for the Workplace of Tomorrow

Guided by the concept of “New Work – Shaping the Future of Work”, a sustainable and flexible working environment for forward-thinking companies is being created here. The innovative property, with an area of approximately 1,991 sqm, combines high-quality materials with modern architecture.

The three commercial units extend over several levels in a modern maisonette structure. An impressive foyer with a distinctive wooden staircase creates an inviting atmosphere, while generous window fronts ensure a light-filled environment.

The high-quality equipment includes, among other things:

  • Flexible room design for various office and studio concepts
  • Air-conditioned spaces with operable windows and sun protection
  • High-quality flooring made of exposed concrete and parquet
  • Modern infrastructure with fiber optic connection and floor tanks for IT cabling
  • Barrier-free sanitary facilities

The sustainable wood-hybrid construction creates an inspiring working atmosphere that can flexibly adapt to different usage concepts, providing ideal conditions for creative, hybrid, and traditional work concepts. Thomas Bestgen, Managing Director of UTB Projektmanagement GmbH, emphasizes the importance of this project: "With this building, we are setting new standards for future-proof workplaces. Our focus is on sustainability, flexibility, and high-quality equipment to meet the increasing demands of modern workspaces."

Efficiency Meets Sustainable Commercial Property

Col23 Workspace sets new standards in terms of sustainability. The wood-hybrid construction not only creates a natural and healthy working environment but also actively contributes to climate protection, combining climate-friendly construction with high-quality aesthetics and ensuring a healthy indoor climate. The energy concept for the building meets the "Effizienzhaus EE" standards. In addition to a photovoltaic system on the roof, which ensures sustainable energy supply, the unsealed and greened outdoor areas create a high quality of stay. The preservation of an existing wood-pellet heating system helps minimize the ecological footprint. A well-thought-out infrastructure supports modern mobility. The covered bicycle parking spaces with power connections for sustainable mobility enable the charging of e-bikes, while barrier-free parking spaces provide additional comfort. The connection of the commercial property to public transportation ensures quick and stress-free accessibility in the middle of the city.

A Location with Perspective

Berlin's Bergmannkiez is not only known for its urban flair but also for its excellent infrastructure. The immediate proximity to Tempelhofer Feld offers a unique recreational area, while a variety of cafés, restaurants, and shops enrich the working environment. Thanks to excellent connections to public transportation, the location is optimally accessible.

Sustainable, Flexible, Inspiring – A Project Setting Standards

Col23 Workspace represents a new generation of workspaces. With this sustainable and modern office building, another chapter of pioneering commercial properties in Berlin is being written. Interested companies are warmly invited to get an impression of the diverse possibilities on-site.

Completion, with the move-in of new tenants, is scheduled for the 3rd quarter of 2025.
