In Senftenberger Strasse in the Berlin district of Marzahn-Hellersdorf, in the presence of STADT UND LAND management Natascha Klimek and Ingo Malter, the State Secretary for Housing, Wenke Christoph, the District Councilor for Urban Development, Environmental and Nature Conservation, Streets and Green Spaces of the Marzahn-Hellersdorf district, Juliane Witt, representatives of the construction company Otto Wulff and numerous construction workers raised the topping-out wreath for 150 new and affordable two- to six-room apartments. More than 50 percent of the new apartments are being built barrier-free.
The new apartments will be built in two six-story buildings based on the STADT UND LAND-TyphausPlus with KfW 55 energy efficiency standard and retention roofs. The apartment mix is made up as follows: 80 2-room apartments, 14 3-room apartments, 33 4-room apartments, 17 5-room apartments and 6 6-room apartments. In addition, there will be 346 bicycle parking spaces, 18 of which will be for special bicycles.
75 of the new apartments are funded by the State of Berlin and will be rented out to those entitled to an accommodation entitlement certificate at an initial rent of 6.50 Euro per square meter. The rents for the privately financed apartments will be up to 11 Euro net per square meter per month.
Wenke Christoph, State Secretary for Housing: “When it comes to the further development of the city, the municipal housing associations are an important partner. I find it very satisfying that STADT UND LAND is quickly building living space here that is variable, high quality and affordable and therefore makes an important contribution to relieving the Berlin housing market.”
Juliane Witt, District Councilor for Urban Development, Environment and Nature Conservation, Roads and Green Areas, Marzahn-Hellersdorf District: “For many people in Marzahn-Hellersdorf, the district is an attractive place to live, especially due to its proximity to the Brandenburg area, the green areas and the ability to get to the city center quickly by public transport. For many families it is important to know that parents and grandparents are around the corner, whether it be for childcare or looking after them. With the new buildings in the immediate vicinity, it is clear to many that they can achieve this dream of an apartment close to the family environment without leaving the neighborhood that they are familiar with. If our municipal housing companies build and take responsibility here, then this will also be possible for the young families in our district who want to move out and set up their own household. I hope that Stadt und Land can find reliable tenants and that we as the district can win over more active neighbors for the neighborhood.”
Natascha Klimek, Managing Director, STADT UND LAND: “The good funding conditions of the State of Berlin enable us to build 30 apartments here for those entitled to an accommodation entitlement certificate with an extended income limit. This closes the gap between economical, subsidized apartments with an accommodation entitlement certificate up to the Federal income limit and the freely financed offers. The apartments are rented at an initial rent of 8.20 Euro per square meter – a great offer for everyone who was previously not classically eligible for an accommodation entitlement certificate (WBS) but still cannot afford the rents on the free market.”
Ingo Malter, Managing Director, STADT UND LAND: “STADT UND LAND currently manages around 50,000 apartments throughout Berlin, around 35% of which are in the Marzahn-Hellersdorf district. Our plan is to build around 1,600 more new apartments here by 2030. We are not only fulfilling the mandate of our partner, the State of Berlin, to build new and affordable living space, but we are also creating homes for around 3,000 old and new Berliners. This is only possible by means of the excellent cooperation of all those involved.”
Those looking for housing still have to be patient. The new apartments are scheduled to be completed in the first quarter of 2023, and the rental period is expected to start in the third quarter of 2022.
