The Real Estate Manager HIH today celebrated the topping-out ceremony for the third building of the Zalando headquarters complex together with ZECH Hochbau AG and the future tenant Zalando SE. In front of around 120 invited guests, Hans-Joachim Lehmann, Managing Director of HIH Invest Real Estate, Jens Heindorf, Head of Engineering of ZECH Hochbau, and Raimund Paetzmann, Vice President Corporate Real Estate Zalando, symbolically attached the topping-out crown to a crane. The crane lifted the container to the top of the eight-story building shell, the completion of which was celebrated.
In his speech, Hans-Joachim Lehmann was proud of the construction project: “A property is currently being built here as part of a landmark complex in the center of the German capital. The building impresses with its extraordinary and modern architecture and with high sustainability standards. We look forward to a long-term partnership with Zalando.” The project will be implemented in an HIH individual fund. Once completed in 2023, the property will be let to Zalando on a long-term basis and will continue to be operated by HIH.
The BHQ Z building completes the already existing Zalando headquarters complex with the two buildings O and X near Mercedes-Benz-Platz in Berlin-Friedrichshain. The designs for the entire complex come from the renowned architectural firm HENN. “The architecture of the Z building represents a next generation working world. It completely dissolves the boundaries between fixed and collaborative, public and private as well as digital and analogue work areas. In this way, the office becomes the central marketplace for the exchange of ideas,” explains Martin Henn, Managing Director of HENN and Head of Design.
“Even though we have been able to determine over the past two years that collaboration works very well in a set-up that is heavily influenced by mobile working, the office remains for us an important place for creative encounters,” says Raimund Paetzmann, Vice President of Corporate Real Estate of Zalando. The BHQ Z with its open building structure creates an ideal environment for this – not only as a flexible work environment for our employees, but also as place for collaboration with our partners. Today’s topping-out ceremony is an important milestone on the way to implementing this vision and we would like to thank HIH and all the partners involved in the construction for the good collaboration.”
The BHQ Z has a total rental space of 12,900 square meters. The building will be open to the public from the ground floor to the second floor. Among other things, flexible rooms are planned here for events and exhibition space. Modern office and meeting rooms as well as common areas for employees are planned for the upper floors. The underground parking garage will offer 28 parking spaces with e-charging stations and 160 bicycle parking spaces. The entire office building is powered by green electricity. In addition, it has already received a preliminary gold certificate from the German Sustainable Building Council (DGNB).
