Townscape: Topping-out ceremony for innovative office building in Berlin

Berlin-based project developers Townscape and Gateway Real Estate have celebrated the topping-out ceremony for their office project THE B at Revaler Strasse 32 in Berlin-Friedrichshain. A 6-storey office building with around 22,000 sqm (gross floor area above ground) of modern and flexible office space is being built on the 5,100 m² site according to the plans of the renowned architecture firm Eike Becker_Architekten. Having already received the DGNB Gold pre-certificate for THE B, Townscape 2023 has now also been awarded WiredScore Platinum certification for its high-quality building technology and high connectivity. Completion is scheduled for the end of the fourth quarter of 2024.

Innovative creative hotspot with flexible office options in a prime Berlin location

Eike Becker, architect, founder and managing director of the architecture firm of the same name: "Revaler Strasse is one of the up-and-coming addresses in Berlin. Hardly any other location is developing as dynamically as this lively neighbourhood on the Spree, where numerous innovative companies such as Zalando and Amazon have already set up shop. With its loft-like character and its expressive façade consisting of frame elements of different depths that provide a varied plasticity, THE B symbolises the innovative creative hotspot that is emerging here."

Thanks to its flexible floor plans, which enable room configurations ranging from single office to open space, the office property can accommodate a wide variety of working models. Together with tenants, units from around 400 sqm to around 3,330 sqm can be realised as part of an individual tenant fit-out. Townscape thus offers attractive office solutions for start-ups as well as medium-sized companies and corporations.

Innovative office location with sustainable infrastructure and urban flair

Henrik Sassenscheidt, Managing Partner of Townscape: "As with previous Townscape construction projects, with THE B we are creating technically high-quality office space in a fast-growing location in Berlin. The building, planned as an Efficiency House 55, is embedded in the trendy Friedrichshain district with nearby cultural hotspots such as the RAW site, Boxhagener Platz and Mediaspree. The EDGE East Side Berlin, known as the Amazon Tower, is also located nearby - a further indication of the strong office location. The Warschauer Straße S-Bahn and U-Bahn stations and Ostkreuz station provide future tenants with excellent connections to the entire city and long-distance public transport."

THE B reinterprets the classic Berlin commercial centre and will be accessible to users and residents with an open passageway from Revaler Strasse. The large, lavishly landscaped inner courtyard offers space for restaurants, offices and businesses on the ground floor and forms a central meeting point for the people who work here.

In addition to the loggias, which open up the office space on each floor to the outside, the shared roof terrace offers around 700 sqm of space for relaxation and the exchange of ideas as well as a 360-degree view over the capital. The building's own underground car park, including e-charging stations, has space for 74 cars and 304 bicycles.

Energy-efficient building technology, high-quality façade insulation and supply via the Berlin district heating network, supplemented by an in-house photovoltaic system, ensure that the new office building conforms to taxonomy and is Article 8-compliant.
