Warburg-HIH Invest lays the foundation for building the Zalando headquarters complex in Berlin-Friedrichshain

Warburg-HIH Invest Real Estate, together with HIH Projektentwicklung (HPE) and BAM Deutschland AG (BAM), a leading company in turnkey construction, has laid the foundation for an eight-story building at the Zalando headquarters complex in Berlin-Friedrichshain. The building at Mercedes-Benz-Platz will complete the already existing Campus X and O Headquarters. HPE is acting as a general contractor on behalf of Warburg-HIH Invest. The completion of the new office building is intended for an individual fund of Warburg-HIH Invest.

Jens Nietner, Managing Director of HIH Real Estate, together with Hans-Joachim Lehmann, Managing Director of Warburg-HIH Invest, and Klaus Richter, Managing Director of BAM for the construction project, celebrated the occasion with a Covid-compliant ceremony at the construction site. Jens Nietner says: “We are developing a modern and sustainable office property in the heart of Berlin for one of Germany’s most dynamic companies that is already anticipating the requirements of the new working world of the future. Zalando employees will be able to use open work areas, prayer rooms, parent-child rooms, and quiet zones. There will also be a roof terrace,” says Jens Nietner, Managing Director of HIH Real Estate.

Klaus Richter, Member of the Executive Board of BAM Deutschland AG, comments: “We are delighted to be able to construct such a prestigious office building on one of the last available construction sites in Berlin’s Media-Spree submarket. The building’s architecture will reflect the openness and creativity of Berlin through elements such as minimalist glass facades, concrete columns, and sleek wooden staircases.”

Hans-Joachim Lehmann, Managing Director of Warburg-HIH Invest, explains: “Zalando had sold the project to Warburg-HIH Invest in a bidding process. The decisive factor for Zalando was that we can offer all services from a single source. We are developing the new building with expertise from HIH Projektentwicklung and will then handle the asset management of the long-term individual fund into which we will bring the headquarters. In this way, we were able to secure the attractive office building for our investor at an early stage with the creditworthy tenant, who is loyal to the location.”

The BHQ Z at Berlin Media-Spree will offer a total of 12,900 m² for lease. The building will be open to the public from the ground floor to the second floor. Exhibition space, showroom areas, and pop-up shops are planned there as is a café. The underground parking garage will offer 28 parking spaces with e-charging stations and 160 bicycle parking spaces. The entire office building is powered by green electricity. In addition, HPE has already received a preliminary gold certificate from the German Sustainable Building Council (DGNB). Once completed in 2023, the property will be let to Zalando on a long-term basis.

Raimund Paetzmann, Vice President Corporate Real Estate at Zalando SE, says: “The office will remain an important place for creative encounters in the future.
