"Waßmannsdorfer Tor" industrial estate in Schönefeld: decision to prepare the site approved

A fund represented by DLE Land Development, GSG Berlin and Alpine Immobilien GmbH have been given the go-ahead to develop the 15.8-hectare "Waßmannsdorfer Tor" industrial estate in Schönefeld. The site is located directly on the B 96a, which serves as a connection to the A113 highway, and is only a few minutes away from BER Airport.

The decision is the result of one and a half years of preparations, during which urban development concepts were drawn up and coordinated with the municipality. The plans include the establishment of research and development, light industry and last-mile production with the associated office space.

This zoning decision means that the area to the north of the airport site between Schönefeld and Waßmannsdorf can be developed by the municipality in a holistic manner.

Dr. Simon Kempf, Managing Director of DLE Land Development GmbH: "The aim of the planning is to develop a flexible framework with fixed framework conditions that will enable the establishment of both small-scale and large-volume businesses. The excellent public transport connections with two S-Bahn stations and the road network via the main road and highway make the location ideal for a variety of commercial concepts."

"The area around the airport has been given a new lease of life in terms of urban development since its opening. The first step towards a development plan has been taken," says a delighted Thomas Ostermann, Managing Director of GSG Berlin. "By creating an appropriate mix of uses and strengthening the existing structures, a vital development component is being created. We assume that this will have a positive impact on the surrounding areas beyond the planning boundaries. The envisaged building rights for a commercial area are in line with the objectives for further urban development at the interface between the development area and the neighboring state of Berlin," adds Wolfgang Falk, Head of Project Development at GSG Berlin.

The proposed plans are part of the "Dahmestadt" concept, which was drawn up by Berlin-based Realace GmbH and the Swiss company arthesia AG on behalf of the municipality of Schönefeld, the town of Wildau and the town of Königs Wusterhausen. The concept forms the basis for the planned development of commercial space around BER Airport from Schönefeld to Königs Wusterhausen.

Thomas Graf, Managing Director of Alpine Immobilien GmbH: "Schönefeld has better transport connections than almost any other area in Germany and also offers a lot of development potential in contrast to Berlin, which is expensive and characterized by a shortage of space. The arrival of TESLA in the region will also have a positive impact on other companies relocating to the area."
