New, affordable rental apartments for all generations are being built in the historic center of Berlin at the Fischerinsel corner of Mühlendamm, a particularly prominent location in terms of urban development. In addition to one- to four-room apartments, the mix of uses also includes furnished apartments, shared student apartments, and housing provided by sponsors. Five commercial units and a daycare center are planned for the first floor, along with a concierge service for residents.
WBM Managing Director Christina Geib explains: “We are building here on land that has been densely populated for centuries, so we are “in the middle of it” in the best sense of the word. In a modern society, this brings new challenges. After an international architectural competition in 2015, a long and intensive consultation with residents and authorities was necessary until the excavators rolled in at the end of last year. Now I’m looking forward to handing over the apartment keys to the first tenants in two years.”
Senator Sebastian Scheel from the Berlin Senate Department for Urban Development and Housing is looking forward to the new building: “On Fischerinsel, a long derelict site is being revitalized with apartments, a daycare center, restaurants, and retail - a successful example of how existing neighborhoods can be sensibly further developed even in Berlin’s already high-density inner city.”
Berlin’s Mitte District Councilor for Construction Ephraim Gothe: “Here in Mitte, we keep rebuilding the city. Thanks to state-owned housing companies like WBM, however, not only are high-priced apartments, shopping malls, and offices being built here, but also much-needed housing that is affordable for all segments of the population.”
Since the excavation pit is located in the middle of an area that has been densely populated since the Middle Ages, extensive archaeological excavations were carried out in 2016/17 and again in 2020/21. Structural remains were preserved down to a depth of almost five meters, the oldest traces of which date back to the founding of Berlin in around 1200 CE. A 14th-century latrine uncovered during the excavations was secured and will be displayed in the surrounding green space once construction is complete.
