A positive signal for the office market in the north of Potsdam: the latest leasing performance of WORKHUB at the Campus am Jungfernsee confirms the growing relevance of the innovation campus for occupiers seeking modern office space with a high quality of stay. In 2025, the WORKHUB office campus achieved new lease take-up of approximately 1,680 square meters of office space and additionally secured around 330 square meters through a long-term lease extension with an existing tenant. This represents a strong start to the 2026 leasing year, with new occupiers scheduled to move in during the first quarter and the creation of up to 80 new jobs on site.
The new tenants represent a broad range of sectors including retail, services, planning, construction, and fitness, such as the fitness boutique 3 ZONE Training, which has successfully established itself within a short period and has already expanded its space and offering due to strong demand. Overall, the leasing activity is primarily driven by established companies that have made a deliberate location decision in favor of the campus.
“The leasing results demonstrate that the Campus am Jungfernsee appeals to a wide range of uses. Flexible space concepts, the attractive micro-location, the professional environment, and the clearly defined campus character were key decision criteria for the occupiers,” says Giulia Berger, Asset Manager at Berlin Income One, which is responsible for the mandated asset management for Union Investment.
Following the structural shifts caused by the pandemic, demand for modern, representative office space is clearly recovering.
Occupiers are once again actively seeking high-quality locations that support collaboration, corporate identity, and physical presence.
“In Potsdam, demand for premium office space is picking up again. Locations in demand are those that combine economic viability with a high quality of stay – a combination that the Innovation Campus at Jungfernsee delivers,” Berger adds.
The futuristically designed WORKHUB I & II buildings provide innovative office space that can be individually fitted out to meet tenant requirements.
The reinforced concrete frame construction enables flexible floor plans and open layouts, offering a key advantage for companies with dynamic organizational and growth structures.
Architectural features include a minimalist-industrial design language, large-scale glazing, generous daylight provision, and a striking atrium that functions as a central meeting and communication space and is also regularly used as a filming location for film and television productions.
The buildings were designed by Bollinger + Fehlig Architekten GmbH, responsible for the distinctive architectural identity of the campus.
