ZAR Real Estate Holding and CRX Real Estate have received planning permission for the planned ‘Frontier’ office and commercial property in Berlin-Neukölln. After acquiring the plot in 2020 and submitting the building application in December 2023 after obtaining planning permission, ZAR and CRX are pressing ahead with the project once planning permission has been granted. Construction is scheduled to begin in the first quarter of 2025, depending on pre-letting. The first construction phase is scheduled for completion in Q4 2026.
The new quarter will offer a versatile mix of uses on a total gross area of around 47,000 square metres, including office, research & laboratory, fitness studio and canteen. Units ranging in size from 270 to 6500 square metres per floor are planned to be let. The ‘Frontier’ project will comprise six floors and offer roof terraces that are easily accessible via lifts. Users will also have access to more than 200 car parking spaces, some with charging points in the basement, as well as bicycle parking spaces on the site.
DGNB Gold certification and WiredScore Gold certification are being sought for the construction of the neighbourhood. ‘From the very beginning, sustainability was an integral part of the holistic project concept, both in terms of construction and future use, which ensures that the project not only meets current requirements, but also those of the future,’ explains Patrick Fischer, Head of Development at ZAR Real Estate Holding. The excellent location of the planned quarter on Grenzallee is characterised by its good connections to public transport and the motorway network.
