Another building is being added to the “AM OKTOGON” campus in Berlin-Adlershof. In the presence of the Mayor of Treptow-Köpenick, Oliver Igel and other guests, immobilien-experten-ag as the project developer and client representative, laid the foundation stone on June 30, 2022 for the eleventh new building on the site at the western end of Rudower Chaussee, which is to be developed fully by the end of 2025/beginning of 2026. The new B8 building is on Hermann-Dorner-Allee and has a total rental area of around 2,300 square meters, spread over five floors, each with around 450 square meters of rental space. The rent starts at 15.40 Euro net cold per square meter and month for a high-quality fit-out standard, even including Cat7 data cabling. Completion of the building is scheduled for June 2023. The turnkey construction of the new building has been entrusted to Adolf Lupp GmbH + Co. KG as the general contractor, which has already erected the neighboring buildings.
The Berlin-based architectural firm GBP Architekten GmbH planned the building, embedded in the master plan for the entire campus, with high demands placed on functionality and quality. Due to the arrangement of the development cores, cell, combination and open-space room concepts can be easily implemented in the new B8 building, depending on the wishes of the tenant. Certification with the LEED Gold sustainability standard guarantees tenants environmental quality and low operating and ancillary costs.
When completed, the “AM OKTOGON” campus will have a total rental area of more than 85,000 square meters of gross floor space. “Of this, around 40,000 square meters have already been let,” reports Mareike Lechner, Executive Board Member of immobilien-experten-ag. “The more than 70 campus tenants come from different sectors and some very knowledge and technology-intensive areas. They benefit from the future-oriented environment and the excellent infrastructure and transport links.” The Adlershof Science and Technology Park is considered the best-connected place within a radius of 1,000 kilometers thanks to the high-performance fiber optic network and the 5G Campus network, which Lechner says is a clear locational advantage for the development of new technologies.
“The ‘AM OKTOGON’ campus has been home to unique potential long before completion,” Mayor Oliver Igel said in his speech. “Many people are working here to ensure that the success story which began in Adlershof more than 20 years ago will continue in the future.” In this sense, he is confident that more foundation stones will be laid here and that a topping-out ceremony will soon be celebrated again.
