Macherei Berlin-Kreuzberg: REWE rents around 1,900 sqm of retail space

Art-Invest Real Estate was able to secure the food retailer REWE as a tenant for around 1,900 sqm of retail space and 25 parking spaces in M40 – Das Holz-Carré, one of three components of the Die Macherei district in Berlin-Kreuzberg. In addition to everyday goods, a “deli am Markt” bistro, a REWE pick-up station and the sale of freshly prepared sushi are also planned. The contractual term of the lease was set by the parties at 15 years.

The eight-story office and commercial building M40 is a stylish wood-hybrid construction and offers flexibly designable areas that are intended to create a natural new work environment with office, event, business and catering options. The resource-conscious design comes from the renowned Berlin office Robertneun and comprises 27,000 sqm of gross floor space above ground, an underground car park with approx. 100 parking spaces and up to 500 bicycle parking spaces in a cycle-in-bike garage. The architectural statement for sustainable urban design relies on the optimization of emissions by means of a wood-hybrid construction method, supplemented by large-scale installations of sensors, smartness and photovoltaic modules. The numerous outdoor terraces, planted roof areas and the open inner courtyard, which forms the green heart of the building, provide even more naturalness.

The future rental space of REWE comprises 1,200 sqm of retail space on the ground floor as well as storage and ancillary rooms, with which the full-range retailer will also secure the future basic supply of the district and supply several thousand office users and the residents of the 400 new apartments in the district. “With REWE we have gained a great anchor tenant for our new project. The rental already shows that our idea of a mixed-use sustainable district is being supported. It is an important success for our development,” says Lena Brühne, Partner and Berlin Branch manager at Art-Invest Real Estate.

“Our new store will be operated in a CO2-neutral manner. In addition to the latest heating, ventilation and refrigeration technology, this is also ensured by glazed refrigerated cabinets and LED lighting. In this way, we not only provide a reliable supply for the neighborhood, but also contribute to the climate neutrality of the entire project,” says Andreas Schmitz, Expansion Manager at REWE.
