Combining living, working and nature – presenting a new urban district in Britz

RIAS/Gewobag Projektentwicklung Britzer Damm GmbH is developing a modern and diverse urban district on the Britzer Damm development site that will combine living, working and nature in the future.

On Thursday, June 16, the joint venture of private Berlin property developers and the State-owned housing company Gewobag presented a planned urban district at an initial citizens information event. Approximately 1,000 new apartments will be built on the property, which includes parts of the former RIAS site, including at least 30 percent rental price and occupancy-controlled apartments. In addition, the construction of new commercial areas can create space for the establishment of new businesses or the expansion of neighboring businesses.

Therefore, around 1,000 new jobs can be created locally. “We not only have the opportunity to create urgently needed housing here for many people from Berlin on an area that has been unused and inaccessible for years, but also decisively to strengthen Neukölln as a business location,” said Dr Alexander Hilbich, one of the Managing directors of RIAS/Gewobag Projektentwicklung Britzer Damm GmbH. In addition, the interests of environmental protection and nature conservation should not be neglected: Approximately one third of the nine-hectare site is to be kept free of buildings and permanently secured as a contiguous, near-nature green space. In this way, a recreation area for nature will also be preserved.

Dialogue & exchange as part of the planning process

The project is currently in a very early planning phase: At present, the district of Neukölln is starting the development plan procedure. Even at this early stage, the joint venture invited the immediate neighbors to an initial public information event in the Kulturstall of Schloss Britz on June 16, from 17:30 to 21:30 to enable early public participation. The representatives of the private joint venture partners and Gewobag were available there to answer questions about the project. The welcome speech was given by the deputy District Mayor and District Councilor for urban development, environment and transport, Jochen Biedermann (Bündnis 90/Die Grünen).
At various thematic islands, citizens were able to find out about the current planning status, the planning and approval procedures and the project history, and to provide comments and information on the project.

“We want to know what moves local people here and what their needs are so that we can incorporate these into our planning where possible. This is the only way we can complete the approval process quickly and move our project, and thereby also the district of Neukölln, forward,” Hilbich explains.
It will be some time before the building permit is issued; the project developer expects this to happen in two to three years. Until then, there will be further information events as the plans become more specific. The date and scope have not yet been conclusively determined.
