GSG Berlin celebrates topping-out ceremony for the pioneering FRAMEZ timber hybrid office building

The topping-out ceremony for the "FRAMEZ" timber hybrid commercial property in Berlin-Kreuzberg was celebrated yesterday together with around 180 guests. The office and commercial property on Zossener Strasse, which is centrally and conveniently located between three subway stations, will be built using a timber hybrid construction method with recycled concrete and will feature a green roof terrace, a photovoltaic system and an adiabatic cooling system, among other things. Completion of the five-storey FRAMEZ with a rental area of around 12,200 square meters is scheduled for the first half of 2025.

"We are delighted that we were able to celebrate the topping-out ceremony for FRAMEZ today with numerous guests and that we have been able to meet our construction schedule so far. Over the next twelve months of interior work, attractive office and commercial space will be created in a very special combination of historic old building and innovative new building," says Sebastian Blecke, Managing Director of GSG Berlin. "The building is sustainable, the layouts and sizes of the rental spaces are flexible and the quality of stay is high thanks to the green inner courtyards, balconies and roof terraces. FRAMEZ is therefore suitable for a wide range of commercial tenants who are looking for state-of-the-art space in a central Berlin location and appreciate the Kreuzberg flair. Marketing has already begun."

The building complex of the so-called Seifen-Höfe on the property at Zossener Straße 55-58 in Berlin-Kreuzberg was built between 1905 and 1911 as a reinforced concrete structure. The soap manufacturer Rudolf Herrmann initially erected a commercial building in 1905, in which soaps and cosmetics of all kinds were produced until 1932. The trading company Hentschel & Co. added a company headquarters on the site in 1911. GSG Berlin expanded the existing reinforced concrete structure to create new commercial space with several new buildings, additions and extensions, while preserving the classic atmosphere of Berlin's commercial courtyards.
