MLP Group achieves full occupancy for existing space in the Business Park Berlin-Ludwigsfelde

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks adapted to the individual requirements of the surroundings, reports the full rental of the three already completed industrial units (Units 2-4) in the MLP Business Park Berlin-Ludwigsfelde. A broad mix of users consisting of eight small and medium-sized enterprises (SMEs) as well as companies from the manufacturing, craft and trade sectors have settled in 13,000 m². In addition to the logistics service providers Nikolaus Rathmann GmbH and Kappware GmbH, the Berlin specialist dealer for office supplies Horn & Görwitz GmbH & Co. KG and the manufacturer of electronic vehicles OKAI GmbH, hygiene product wholesaler Docdorado GmbH, the food wholesaler FAT Franck GmbH and the B2B service provider Picturae B.V. have signed rental agreements. A large part of the users have already moved into the spaces.

The property with a multi-user concept is created not far from the Berlin city center, on a property of around 50,000 m². After completion, the business park will have a total usable area of 18,000 m², spread over four industrial units. There are areas available to users from 750 m², each of which can be flexibly divided and designed individually. The building height is 8m to the lower edge of the trusses. Due to its excellent location and connection to the B101 federal highway, the Berlin ring road (A10) and Berlin Brandenburg Airport, which can be reached in just 30 minutes by car, the MLP Business Park Berlin-Ludwigsfelde is attractive to tenants from many different industries.

The MLP Group plans to complete the Business Park in 2022 with the construction of the fourth industrial unit (Unit 1). A further 5,000 m² of warehouse and office space is to be created there, which can be occupied from the third quarter of 2022. The pre-letting is planned by the middle of the second quarter of 2022.

In accordance with sustainable and energy-efficient development, the MLP Group achieved DGNB Gold certification during the construction of the building. The innovative concept includes the installation of a photovoltaic system for low-emission energy supply as well as a comprehensive number of e-charging stations for cars which make provision for the mobility transition. In addition, as the Business Park is being built on a greenfield, the developer was required to invest in replacement land, relocate sand lizards, and install nesting boxes and habitats for reptiles as part of nature and species conservation measures.

The real estate service providers CBRE Deutschland and Jones Lang Lasalle were responsible for procuring the tenants.
