92 new apartments in timber construction for Berlin

The NOKERA AG, a producer of residential buildings in serial timber construction, has won a public tender from the municipal housing company degewo for the construction of 92 apartments in Berlin. This is the first contract NOKERA has won through a public tender. The one-bedroom apartments will be located at 'An der Wuhlheide 82-84'. Construction work is set to begin later this year. Thanks to the use of serial timber construction, the apartments will be completed about 40% faster than with conventional construction methods.

Innovative residential construction for 92 apartments in Berlin

The apartments will be spread across two buildings, each with four full stories and an attic floor, ranging from 29 to 32 sqm in size. Each unit will have storage space, a wet room with a toilet, washbasin, and either a shower or bathtub, as well as connections for a kitchenette. In line with NOKERA’s construction method, the bathrooms will be fully prefabricated as complete bathroom modules. Solar panels on the roof will contribute to the energy supply, and heating will be provided through a local heating network from degewo. All apartments will be equipped with underfloor heating. The apartments meet the housing subsidy regulations of the State of Berlin, with 76% of them being designed as barrier-free.

Fast construction thanks to modular timber construction

Jan Hedding, Co-CEO of NOKERA, said: "We are very pleased that we were able to win our first tender with this construction project. It shows that our concept can not only convince in terms of quality and urban development, but is also more than competitive in terms of construction costs. This is essential for addressing the current housing shortage."

Affordable and sustainable housing for Berlin

For some years now, we have increasingly relied on timber in new construction. We want to combine affordability and sustainability in the best possible way, and serial timber construction offers great opportunities for this."

World's largest factory for modular timber construction now in operation

NOKERA was founded in 2021 and operates the world’s largest factory for the production of residential buildings in serial timber construction near Magdeburg. The production facility spans 116,000 square meters, almost 17 football fields. NOKERA can produce and renovate up to 30,000 residential units per year in this factory. The company is currently carrying out its first major construction projects, including in Mannheim, where the municipal housing company GBG purchased 361 apartments in 2024, which were either built or still under construction by NOKERA. Nearly all of these apartments are publicly subsidized and will be rented out at affordable rates.
