Alpine, DLE and GSG Berlin have founded the project company for the development of the Wassmannsdorfer Tor industrial park in Schönefeld

The efforts to develop the Wassmannsdorfer Tor industrial park in the municipality of Schönefeld near Berlin will be concentrated into one company, Wassmannsdorfer Tor Projekt GbR. The partners and founders of the development company are the owners of the areas north-east of Wassmannsdorf, Alpine Immobilien GmbH, DLE Land Development GmbH, as the deputy administrator of the owner, and Gewerbesiedlungs-Gesellschaft mbH (GSG Berlin). The purpose of the company is to develop the approx. 15-hectare site on the B 96a into a commercial location with areas for production, offices, research, laboratories and light industry.

In a first phase, the steps involved in obtaining building rights are to be defined and a resolution for a development plan procedure is to be reached in the municipality of Schönefeld. This would be followed by the specific needs assessment and the creation of further planning bases. The land in question is already designated as commercial space in the land use plan of the municipality. The Brandenburg Economic Development Agency assumes that due to the growing demand for space in the “Boom” corridor between Ostkreuz and BER or Grünheide, the demand for commercial space will already exceed the supply there by 2025.

“With the GbR, we are grouping our activities and entering into an open dialogue with the community,” says Markus Kühne, Project manager at DLE Land Development GmbH. “The aim is to work together with their representatives and the local population to promote project development that is sustainable in every respect, to integrate local needs and to achieve a result that is satisfactory for all parties in the given
time.”

In the course of the entire process, GSG Berlin contributes to the GbR its expertise and many years of experience in the development and management of commercial sites as well as its comprehensive knowledge of its own and diversely structured tenant portfolio, which covers the intended user mix in Schönefeld.
