Australian investor, asset manager and project developer Arrow Capital is developing a DGNB Platinum-certified business park with around 14,000 square meters of rental space on a plot of around 24,600 square meters in Ludwigsfelde near Berlin. The two halls under construction will be ready for occupancy from April 2024 and can be flexibly divided into up to seven units. The global real estate service provider CBRE has been exclusively commissioned to market the space.
All units in the warehouses are at ground level and equipped with a jumbo motor, while the mezzanine area can be used flexibly as an office or storage area. There is also a service area on the first floor in each unit, while additional office and social areas are available on the upper floor.
"In view of the modern fit-out, sustainability and, above all, the excellent connections, we are expecting lively interest in this new-build space - especially as potential users are currently encountering very little supply of this quality," says Colette Bodendorf, Team Leader Berlin Industrial & Logistics at CBRE in Berlin.

CO2-neutral operation and quality of stay
Arrow Capital is focusing on sustainability for the project. The aim is to achieve the DGNB platinum sustainability certificate. The business park can be operated in a CO2-neutral manner. Photovoltaic systems can be installed on the roofs for this purpose. In addition, the business park is heated with air heat pumps via underfloor heating (office) and air-to-air heat pumps in the hall. Intelligent building technology as well as LED lighting and daylight strips in the roof and façade will minimize electricity consumption. In addition, eight charging points for cars and 50 percent of the bicycle parking spaces will be provided as e-bike charging stations. Some of the parking spaces will be built under cover in a parking deck to offer users additional comfort. For this reason, two barbecue / BBQ areas will also be built and a green space concept will be implemented that will also promote biodiversity. To reduce drinking water consumption, rainwater will be collected, stored and used.
Good connections
Situated at Kastanienweg 5 in Ludwigsfelde, the business park is located in the southern outskirts of Berlin and in the immediate vicinity of the Berlin ring highway (A10). The site can be reached by public transport via the regional express lines RE4 and RE5 to Ludwigsfelde and subsequent bus services that stop at the site.
