Statutory decision granted in Stahnsdorf for mixed-use quarter

The municipal council of Stahnsdorf has passed the resolution on the statute for the development plan "Former Telecom Site". DLE Land Development GmbH (DLE), one of Europe's leading investment and asset managers in the field of land development, is thus given the opportunity to further develop a 51,711-square-meter site in close coordination with the municipality of Stahnsdorf with an attractive mix of uses and high standards of sustainability for the property owners.

According to the current feasibility study, a mixed-use neighborhood is to be created on the site at Güterfelder Damm 87-91 in Stahnsdorf, southwest of Berlin, which will redefine the area by retaining three former barracks buildings and planning several new buildings around a park and a neighborhood square.

The residential forms envisaged are multi-family houses with plenty of open space for all generations and all spatial needs, as well as twelve townhouses. The central square with its old trees will serve as a meeting place for residents, visitors and employees. In the existing buildings and new buildings on the street, space will be created for doctors, a nursing home, co-working, a café, a restaurant, offices and studios.

Gerlinde Ritouet-Steiner, project manager at DLE Land Development GmbH, says: "We would like to thank the representatives of Stahnsdorf's citizens and the municipality for their trust and the good cooperation, which in three years now has led to a forward-looking neighborhood development with working and living space of the best quality."

The "20 Morgen" site in Stahnsdorf, adjacent to Kleinmachnow, is highly sought-after. With a population of around 16,200, Stahnsdorf has seen continuous population growth for many years. The infrastructure can be described as ideal: Schools, medical practices and local amenities are within walking distance. Berlin's Kurfürstendamm is only about 20 minutes away by car, BER airport 30 minutes, and Potsdam-Babelsberg about ten minutes. The access road to the A115 freeway is only five kilometers away. Nearby lakes such as Gütersfelder See and Machnower See or Wannsee, which can be reached in about 20 minutes by bike, as well as the densely wooded surroundings offer good opportunities for local recreation.

Jaro Nonnast, investment manager at DLE, acts as the primary contact for potential developers and owner-occupiers. He is looking forward to planning and implementing the next steps for the realization of this extraordinary quarter together with the prospective buyers.
