Art-Invest Real Estate realizes the conversion of the former hotel space into modern and flexible office space at the EASTON HOUSE, not far from Berlin’s Ostbahnhof. The hotel was housed in a former school building built 150 years ago. Now, under the name GREENSITE, another 13,000 m² of versatile office space with generous ceiling heights and spacious workspaces is being created on seven floors. The four-winged part of the building includes a quiet and green inner courtyard. The new space will be ready for occupancy starting in the 3rd quarter 2022.
Art-Invest Real Estate acquired the former City Carré back in 2016 and has since been carrying out an extensive renovation and upgrading measures in almost all areas of the property, which covers a total of 45,000 m². As part of the refurbishment, the academic high school, formerly used as a hotel, is now also being given a new lease of life. The GREENSITE with its listed brick façade is being converted into a modern office building with enormous ceiling heights of up to 4.20 meters, allowing space for creativity and meetings. This is the third time that the historic structure has been put to a new use in accordance with the principle of sustainability. In the approx. 880 m² courtyard, a creative haven of peace is being created as part of the Mediaspree with a unique tree house and a view of the listed clinker brick facade.
The refurbishment focused on repositioning the commercial space. “We created a state-of-the-art work environment that offers generous and flexible space for today’s new work concepts and requirements. And our Berlin office, which received its WELL certification in June, has also found a new home here,” says Lena Brühne, Partner and Head of Berlin at Art-Invest Real Estate, adding:
“During the repositioning, we took care to treat the existing building stock with care, changing it only where the concept required it. We are pleased that we have already succeeded in revitalizing three of the four building sections of EASTON HOUSE and fully leasing them in a very short period of time. Now we are concentrating on the fourth and last part of the building and creating office space there that is fit for the future, which we are starting to lease immediately.”
To upgrade the building ensemble, the routing and signaling were optimized, new entrances were created, and the design of the facade was revised. The former red clinker bricks of City Carré I have given way to an urban anthracite. The newly created roof terraces also offer another highlight for the building’s users as well as a wide view over the capital.
To further enhance and optimize the building, the approximately 12,250 m underground parking garage was leased to GOLDBECK Parking Services. The parking division of the construction company has taken over operation of its 410 parking spaces as of March 2021. Spread across the three floors, neighborhood tenants, residents living in the surrounding area, and short-term parkers can now make best use of the available space. Charging stations for electric vehicles have been installed in the underground parking garage to promote sustainable mobility.
The new name of the ensemble EASTON HOUSE refers to the location directly at Berlin’s Ostbahnhof and is also an expression of the positive development of the location and the modern working environments that have been created in the building. The entire refurbishment of EASTON HOUSE will be completed by late 2022.
