Bauwert AG has started construction of the SQUARE 1 office campus in Berlin-Adlershof. Twelve individual buildings with a total area of around 140,000 m² are planned. Completion is planned for 2025.
Bauwert Aktiengesellschaft has started work on the SQUARE 1 office campus in Berlin-Adlershof. Twelve individual buildings with a total area of around 140,000 square meters are planned. The SQUARE 1 project is being built in the Adlershof Science and Business Location (WISTA) and in the direct vicinity of the Allianz campus. In addition to modern office space for multi-tenant use, cafés and shopping and childcare facilities are also planned, as well as sports and local recreation facilities. Construction is scheduled for completion in 2025.
“A sophisticated diversity also guided our choice of architects. With Eller + Eller, Tchoban Voss, and Grüntuch Ernst, three renowned architectural firms are responsible for the design of SQUARE 1. The design of the outdoor facilities is in the hands of the landscape architecture firm Topotek 1,” says Dr. Bernd Schade, member of the Management Board of Bauwert Aktiengesellschaft. “We will enable future users from the tech and finance sectors to work flexibly and creatively in modern office environments. With the modular and networked spaces, we offer opportunities for informal working and concepts for work-life balance at the location with the greatest growth momentum in Germany.”
Adlershof, in the southeast of Berlin, is Germany’s leading technology and science park and Berlin’s largest media location. International research institutions and natural science institutes, such as Humboldt-Universität, as well as more than 1,200 companies, from startups to corporations, have settled here.
The first tenant in SQUARE 1 is Berliner Sparkasse, which already signed a lease last fall for 22,300 square meters of above-ground and 2,600 square meters of below-ground space. Move-in is planned for the first quarter of 2024. “Leasing before construction begins allows us to tailor each space precisely to the user’s needs,” Schade says. “This will create customized, modern, and efficient office space for Sparkasse with a DGNB Gold building certification.” Negotiations are already underway with other interested parties.
SQUARE 1 features excellent access to the road network and public transport. The Johannistahl S-Bahn station and a tramway stop are in the immediate vicinity. The city center can be reached in 20 minutes. The Adlershof autobahn access, which is only 5 minutes away, makes it possible to get to BER airport in around 15 minutes, thus ensuring optimal accessibility. E-charging stations for electric cars and e-bikes round off the mobility concept. A bicycle expressway is also planned.
