TLG IMMOBILIEN AG, a subsidiary of Aroundtown, has obtained the building permit for the 37,000 m² office project at Berlin Mediaspree this week.
Between Oberbaumbrücke and Alexanderplatz, an innovative 37,000 square meters office campus is being built at Wriezener Karree 15, creating contemporary workspaces and offices for large corporations, small and medium-sized enterprises and start-ups. Based on its efficient building concept, the WRIEZENER KARREE combines flexible state-of-the-art office space with numerous recreational and communication areas as well as lavishly landscaped courtyards and open spaces.
The three five-story office buildings will have a total area of around 37,000 square meters and will be connected via a common basement. At WRIEZENER KARREE, TLG IMMOBILIEN AG will also implement sustainable, innovative climate, energy and mobility concepts.
Based on the positive response to date and successful pre-letting negotiations, TLG currently expects construction to start in 2022. Construction works are expected to take about two years.
Attractive urban location in a dynamic neighborhood
With an urban development concept that goes beyond the WRIEZENER KARREE, an urban quarter has been created that forms a transition between the popular commercial and residential areas from Berlin-Mitte to Friedrichshain.
The Berlin office market continues to be characterized by very low vacancy rates and a dynamic economic development. A large number of renowned companies such as Mercedes-Benz, BASF, Zalando, Universal and Coca-Cola have already set up office in Friedrichshain-Kreuzberg, whose office market is virtually fully leased. In addition, there is a continuous influx of young, innovative businesses. The new building project designed by TLG IMMOBILIEN AG therefore caters to the needs of modern tenants and creative minds. The building concept allows for a flexible design of floor plans and utilization units, which in turn offer a variable space design for a wide range of uses. Small and large spaces are available depending on tenants’ needs from single workspaces to large interconnected office landscapes.
Important tourist magnets such as the East Side Gallery, cafés, boutiques as well as the Mediaspree with the Mercedes-Benz Arena are located nearby. The central location directly opposite the Ostbahnhof train station and several bus stops supports a mobility concept in which private cars play only a minor role. In view of the central and convenient location, the majority of the users are expected to commute by public transport or bicycle. A spacious garage with space for some 550 bicycles and its own barrier-free access road will be available to cyclists. In addition, there will be an underground car park with space for some 180 cars. Numerous charging stations are planned for cars and e-bikes.
Modern, sustainable and appealing architecture
With its modern architecture and a sustainable energy concept (at least LEED Gold standard), WRIEZENER KAREE combines innovation and sustainability and, thanks to its urban design, blends harmoniously into the urban and socio-cultural environment. The interior of the campus is also highly up-to-date and appealing, with two attractive foyers and their common areas as well as the courtyards and terraces that will be lined with cafés and lounge areas inviting visitors to linger. The individual building sections will be connected by a landscaped garden and a landscaped bridge, which will extend across the entire campus like a green belt with plenty of greenery and appealing design elements.
The architects from Berlin-based architecture firm GRAFT are responsible for the architectural design planning. Colliers International Deutschland is in charge of the pre-letting of the property, which is already underway.

A site with an eventful history
WRIEZENER KARREE is a site with an eventful history. Until the 1970s, the neighborhood, known at the beginning of the 20th century under the name Friedrichsfelder Straße/Am Ostbahnhof, featured the typical Berlin tenement houses of the time. The former residential area was originally embedded in the railroad facilities of the eponymous Wriezen train station, which, except for a few architectural landmarks, was completely dismantled in 2005. Commercial conversion of the site already started prior to German reunification and included an adjacent construction market, which is also part of the TLG portfolio. In addition, a paper warehouse was built, which in recent years served as a furniture store. Now temporarily closed because of the pandemic, the hall with a usable area of 6,800 sqm will provide space for diverse uses such as exhibitions, installations and other events until the start of construction.
