BEOS receives planning approval for “Berlin Decks.” Historic brick building with 2,800 m² already completely refurbished and occupied by tenants.
BEOS AG is developing the urban commercial quarter “Berlin Decks” in Berlin-Mitte. Four buildings offering around 42,000 m² of commercial rental space will be built at Friedrich-Krause-Ufer 16-21, directly on the Spree Canal between Berlin’s Charité University Hospital, the lively Sprengelkiez neighborhood, and the new Europacity urban district currently under construction at Berlin Central Station. Now that planning permission has been granted, construction work can begin in early 2021.
“With Berlin Decks, we are creating an urban commercial district with architectural standards that will enable companies to map the entire value chain on site from development to production to sales,” Lars Ebert, Branch Manager at BEOS AG in Berlin remarks. Due to the high ceilings, flexible floor loads, and functional delivery and access options, the resulting spaces will be optimally designed for the needs of Industry 4.0, but can also be used for modern office solutions with a loft character. Berlin Decks will be characterized by a flexible usage concept with the building fabric realized in a wood-hybrid construction method with a graceful ceramic facade that will save resources and be long-lasting. Because the district heating is supplied entirely via biomass, the spaces will be operated in a climate-neutral manner. All parts of the building will be connected to one another via a promenade deck. In addition to the numerous green roof terraces, this deck also serves as a meeting point and green recreational area for users and visitors.
“Particularly important: despite the central location in Berlin-Mitte, nobody will be displaced by our project. Rather, we are adding an attractive, sustainable campus to the city in a location that to date has hardly been noticed or even used by the public,” Tony Paumer, Project Manager for Berlin Decks at BEOS AG, explains. The area in the north of Moabit has been used industrially since 1912. BEOS acquired the space in 2018 from thyssenkrupp Materials Services GmbH for a German investor group with the participation of CONVALOR Projektpartner GmbH and made the existing hall spaces that have been gradually built since 1930 available for events. The core renovation of the 2,800 m² historic building with high ceilings and brick facade has already been completed and tenants have now moved into the space.
Berlin Decks offers excellent inner-city connections. U- and S-Bahn stations are within a short walking distance. The A 100 autobahn is only about one kilometer away and Berlin’s main train station is only two kilometers away.
