On December 18, 2020, SIGNA marked the topping-out of its new STREAM office tower near the Mercedes-Benz-Arena in Berlin. “With the STREAM, a high-rise building with a special architectural character is being created at the Mediaspree,” Timo Herzberg, CEO SIGNA Real Estate Germany, remarked on the occasion. “Today we would like to thank our project team and the construction workers who have completed the building shell on schedule despite the COVID-19 pandemic.” Construction work began in early 2019. Completion is scheduled for the end of 2021.
Zalando will be the sole tenant of the office tower. SIGNA signed the long-term lease with Europe’s largest online fashion retailer in autumn 2017. Once completed, around 2,500 Zalando employees will work in the STREAM.
“The office will remain an important place for creative encounters in the future. With the STREAM, we will be offering our employees and partners a long-term creative space for collaboration. With a view to our do.MORE sustainability strategy, we are also very pleased that we are seeking LEED Gold Standard certification for the Stream together with Signa,” Raimund Paetzmann, Vice President, Corporate Real Estate for Zalando, remarked.
Flexible office space for modern working environments
The office tower will stand 90 meters high on a site on Tamara-Danz-Straße at Wanda-Kallenbach-Straße according to plans by the architects Gewers Pudewill. With two underground stories and 24 floors above ground, the tower will 57,000 m² in gross floor space.
The ground floor will include a spacious lobby and reception area as well as restaurant spaces that will be open to the public. A conference area for up to 600 attendees is planned for the first upstairs floor. Zalando will then have its offices in the floors above. The building is set back starting from the seventh floor to align with the surrounding environment and continues to rise to the 23rd upstairs floor. Underground, the site will feature a garage with approximately 120 parking spaces, all equipped with electric charging stations, as well as 250 bicycle parking spaces. The aim is to achieve LEED Gold certification and a Platinum WiredScore certificate for the building.
