Berlin remains capital of coworking spaces - Mindspace opens 6th location

Young startups love them, but increasingly so do supposedly conservative industries like lawyers or finance: Coworking space and flex offices. They have long been available in all major German cities, with Munich recently attracting attention with a strong increase in supply. Now Berlin is following suit: In Münzstraße, the global flex office provider Mindspace has opened its sixth location in Berlin.

The new location "Mindspace Münzstraße" covers 4,100 square meters on five floors and includes up to 700 workstations. The office is also equipped with numerous meeting rooms, communal kitchens and a multifunctional open space that can be used for events. A variety of member amenities and a modern, high-end interior with 70s-inspired boutique design, artwork and high ceilings create an inspiring and flexible work environment.

A new Mindspace location will open in Düsseldorf in the first quarter of 2024, as will the seventh location in Berlin at Hausvogteiplatz. Competitors are also focusing on Berlin. "The German capital is and will continue to be the German capital of coworking spaces," says Oliver Lehmann, General Manager Mindspace Germany. Munich is catching up with Berlin as a flex office location Berlin has traditionally dominated the market for flexible office space. Recently, however, Munich has been making up ground on Berlin by leaps and bounds, as shown by the latest figures from the Instant Group: In the first quarter of 2023, demand for flexibly leasable in the first quarter of 2023, demand for flexible office space in the Bavarian capital rose by 59 percent year-on-year. Flexible-space supply in the southern metropolis increased by 14 percent in the same period. There is therefore a clear surplus in demand: Most recently, prices for workplaces in flexible offices in Munich had risen by 15 percent.

However, there was also a significant increase in demand for office space in Munich with 25 or more workplaces in 2023, which was 14 percent higher than in the previous year. In terms of the overall size of the market, however, Berlin, with approximately 8.6 million square meters, however, continues to clearly outperform Munich, which has 4.4 million square meters.

Mindspace also already has three locations in Munich. "Of course, Munich is attractive as a strong business location. But if international companies are planning to expand to Germany, Berlin and there in particular the coworking space is a logical first port of call," explains Oliver Lehmann, General Manager Mindspace Germany.

"For international companies, the market and bureaucratic hurdles for initial expansion into Germany are enormous, so flexible offers that reduce complexity and risk are very welcome. Other aspects are our internationality and the high quality of our premises and services," adds Lehmann. "In recent years, we have noticed a growing demand for on-demand workspace solutions that meet requirements. Although large companies have their own office space, they are increasingly turning to our offerings to supplement their space needs, for both long-term and short-term projects, with satellite offices. In doing so, they are taking advantage of our flexibility and high adaptability to design the space according to their specific requirements. This month, for example, IFA is using our Ku'damm location to plan the world's largest consumer electronics and home appliances trade show."

Coworking spaces directly at the Alex

The new Mindspace location at Münzstraße 12 / Max-Beer-Straße 2-4 combines coworking offers with first-class service and is located in the immediate vicinity of Alexanderplatz and Hackescher Markt. The central location offers good accessibility by public transport as well as a diverse selection of gastronomic offerings and stores.

"Münzstraße was originally intended to be our first location in Germany. The wait is now over and Münzstraße has become even more hip in the meantime. The demand for central office locations is winning out over peripheral locations. The shortage of skilled workers and the alternative of working from home also call for new concepts: Offices today are no longer just workplaces. They are places for creative exchange, networking and team building," says Dan Zakai, CEO and co-founder of Mindspace.

Between tradition and modernity: WertInvest Group has had Münzstraße 12 in its portfolio since 2014 and renovated the historic old building together with Mindspace. The former department store from 1913 has elaborate details on windows and an impressive facade: Relief decorations in the form of animals, plants and abstract ornaments as well as ornate stucco work and statues adorn the building.
