Verdion launches 100-million-euro project in Ludwigsfelde near Berlin

Verdion has started construction of a new €100 million industrial and distribution park in Ludwigsfelde near Berlin as part of its Verdion European Logistics Fund 1 (VELF1).

Verdion PremierPark Ludwigsfelde comprises a total of 150,000 sq m at Brandenburgische Straße 51-51d, close to Berlin’s A10 ring road, 35 minutes from the city centre. It is being developed on brownfield land that was part of the historic IFA industrial area where trucks were produced from the 1960s until Reunification.

Three new buildings totalling 62,500 sq m are being developed speculatively in phases, with the first – 41,398 sq m – fully completing in spring next year and the remainder complete by summer 2024.

They can be subdivided to create up to six units from 6,568 sq m+ and flexibly configured to meet the needs of a diverse range of occupiers. Along with around 53,000 sq m of manufacturing and warehouse space, around 5,000 sq m of offices and 5,000 sq m of mezzanine space are included, as well as a 300-space car park and cycle parking. Verdion will also create a separate entrance for pedestrians and cyclists, 150 metres from the Birkengrund bus and local train station. Two other buildings on the park remain in situ with their current occupiers in place.

Verdion is targeting DGNB Platinum for the park, with solar panels, underfloor heating in the warehouses and offices via district heating system as well as battery charging point infrastructure for both cars and e-bikes all part of its plans. Grounds will be landscaped and feature attractive outdoor seating and pavilions for employees on site as well as focussing on increasing biodiversity, with wildlife protection and enhancement measures including bat boxes, nesting for birds and an amphibian habitat. Beehives and insect hotels will be installed and around 220 new trees will be planted alongside the 140 being retained as part of a site-wide environmental strategy.

Having seen the site shaped by decades of automotive industry activity, we are enjoying the challenge of transforming this brownfield land into a modern industrial and distribution hub powered by clean energy. Against a backdrop of continuing high demand from transport, retail and industrial occupiers in the German capital, we are expecting to close a first lease soon.”
