Building Permit Granted: Starting Signal for the Modernisation of the Mosse in Berlin

The next milestone for the Mosse in Berlin’s newspaper district has been reached: The Berlin-Mitte district authority has granted planning permission. This paves the way for the comprehensive modernization of the historic building. The property has a total area of 38,000 sqm, of which 20,000 sqm will be transformed into modern, sustainable, and flexible office space, complemented by green courtyards, rooftop terraces, and an innovative mobility concept. Behind the project are Henderson Park and Stoke Park Capital. Construction will begin shortly. Some existing tenants will remain in the building. The first new tenants are expected to move in by 2026.

"With the building permit now granted, the vision of a sustainable and future-ready Mosse moves a significant step closer. We want to give the building a long future while preserving its soul," says Christoph Unger, Managing Director at Stoke Park Capital. "We are excited to finally begin the implementation phase."

Heritage with a Future

The listed Mosse building at Schützenstraße 25 is named after Rudolf Mosse, the original developer and former publisher of the Berliner Tageblatt. The redesign between 1921 and 1923 by architect Erich Mendelsohn – who added several floors and redesigned the building’s corner – turned the Mosse into an early example of Streamline Moderne.

Sustainable Transformation

The current renovation will bear the hallmark of renowned architecture firm Axthelm Rolvien. In addition to preserving the iconic façade, a holistic design concept and a range of sustainable measures will ensure a forward-looking transformation. These include greening strategies to reduce thermal buildup, a scalable and modular heating and cooling system based on district heating, efficient ventilation systems, and rainwater management. In addition to contemporary workspaces, the project will offer attractive communal areas, an exclusive lobby, and a smart building concept with energy-efficient solutions.

The Mosse aims to achieve certifications including LEED Platinum, Zero Energy Certification, and Wired Score Platinum. In addition, the project's environmental impacts will be assessed and managed according to CRREM standards.
