Tech and aviation companies are moving into the "Arena Boulevard"

HanseMerkur Grundvermögen AG (HMG) has re-let approx. 2,340 sqm of office space in the new “Arena Boulevard” building, which had become vacant when Zalando SE moved out. The new tenants are a German tech company from the MDAX for the entire fourth floor (approx. 1,171.25 sqm) and PACE Aerospace Engineering and Information Technology GmbH, a leading company for software solutions in the aerospace industry, for the entire fifth floor (approx. 1,171.25 sqm).

Targeted Re-Letting Strategy Successfully Implemented

Together with Engel & Völkers Commercial as lead agent and the cooperating architectural firm, HanseMerkur Grundvermögen's asset management team developed a targeted re-letting strategy for the three vacant floors and successfully positioned them on the market. The sixth floor is still awaiting re-letting and is characterized by an open-plan layout and small terrace areas. The spacious roof terrace with a view of the TV tower “Alex” can also be used exclusively by arrangement.

“With these successful new lettings we are not only increasing the profitability of the property, but also strengthening the attractiveness of the location for other high-caliber tenants,” says Ulrich Haeselbarth, management board member of HanseMerkur Grundvermögen AG.

Prime Location and Sustainable Office Space Near Berlin Landmarks

Markus Holstein, Regional Manager of HanseMerkur Grundvermögen in Berlin, adds: “The property is characterized by its location next to the Zalando headquarters and the Mercedes-Benz sales headquarters, not far from the Uber Arena and the well-known shopping center ‘East Side Mall’. It is very easy to reach via Ostbahnhof or the Warschauer Straße S-Bahn/U-Bahn station.”

The “Arena Boulevard” has a total rental area of around 8,700 sqm on seven floors (including the roof terrace). The space from the first floor up to and including the third floor is used by PORR Deutschland GmbH. Built in 2015, the office property is certified with the DGNB Gold sustainability certificate.

The office building belongs to an open-ended real estate special fund of HanseMerkur Grundvermögen, in which institutional investors have participated.
