Five additional tenants have chosen C1 – The Midtown Office Hub at Berlin’s Alexanderplatz and will be moving in over the coming months. The latest leases cover a total of 3,478 square meters of office space and 364 square meters of gastronomy space.
1,956 square meters of office space will be occupied by Hive Technologies (Hive) in the future; another 1,002 square meters have been secured by the consulting firm Simon Kucher & Partners. Both tenants plan to move in during the fourth quarter of 2025. The third newly acquired office tenant, Wellcome Trust, has leased 520 square meters and has already moved in. The two gastronomy tenants are a restaurant from the rapidly expanding fast-food chain Munchies (approx. 193 square meters) and Maxim Café & Bar (171.5 square meters).
With the conclusion of these five new leases, the occupancy rate of C1 has increased to around 85 percent. The move-in date is planned for the fourth quarter of 2025. The deals were brokered by Fabrice Brand from Cushman & Wakefield and Christian Stein from Jones Lang LaSalle.
C1 – The Midtown Office Hub is a joint project development by the DVI Group, Formac Consult Real Estate GmbH (F.C.R.E.), and Sascha Gechter Management GmbH. The eight-story building, designed by Faber & Faber Architects, is located at the corner of Karl-Liebknecht and Gontard streets at the foot of the Berlin TV Tower. This modern and energy-efficient smart building meets the stringent requirements of the KfW Efficiency House 55 standard and holds DGNB Gold certification (sustainability), WiredScore Platinum (connectivity), and SmartScore Platinum (comfort, sustainability). In addition to approximately 12,000 square meters of multifunctional office space, the building offers 95 bicycle parking spaces, charging stations for e-bikes, and eleven car parking spaces with charging stations.
Thanks to the flexible building grid, office spaces on the six upper floors can be divided into rental units starting from 470 square meters. A special highlight is the approximately 2,000 square meter community ground “Hub,” which includes a library area, meeting rooms equipped with high-quality audio/video technology, a conference room designed for 70 people, a home cinema/auditorium, and a gym/fitness area. From the rooftop terrace, tenants can enjoy spectacular views of Berlin’s historic city center, including the City Palace, St. Mary’s Church, Berlin Cathedral, and the Red City Hall. Among the tenants who decided on C1 last year is the European Patent Office (EPO). Currently, only around 1,800 square meters remain available, and negotiations with further potential tenants are underway.
