CA Immo achieves full pre-leasing for Berlin office project ahead of completion

CA Immo has signed two large long-term leases at the Anna Lindh Haus development in Berlin’s Europacity submarket, bringing office pre-leasing up to 100% more than one year before completion. Both tenants will take occupation in the first half of 2027 with the property expected to generate annualised GRI of €7,9m.

Quickly following the recent conclusion of a long-term lease agreement for around 11,500 sqm at the Karlsgärten redevelopment project near Potsdamer Platz, the successful leasing at Anna Lindh Haus marks CA Immo's next major letting success in Berlin. This leasing underscores the continuing strong occupational demand for high-quality office space in prime locations, and CA Immo's ability to execute successful leasing and progress profitable development, while proving out continued market rent growth and reversionary potential across the CA Immo portfolio.

The future office tenants at Anna Lindh Haus are blue-chip credit occupiers diversified across industry, with exposure to high growth technology and energy infrastructure sectors. JLL acted as exclusive leasing advisor to CA Immo.

Prime landmark sustainable green development

Located directly across from Berlin’s most important transportation hub on the north side of Central Station, and surrounded by commercial, cultural, and government destinations, Anna Lindh Haus will be Europacity’s first office constructed using a wood hybrid method. The property, designed by Dorte Mandrup Architects, will be a prime class A property with iconic architecture, bright interior ambience, an elegant lobby, a public café and restaurant on the ground floor, green courtyard, and several roof terraces as tenant and visitor amenities. 

The wood hybrid construction will result in embodied carbon around 30% below a standard constructed building. All electric in operation, Anna Lindh Haus will result in zero carbon operations, with energy intensity 70% lower than comparable building. 20% of electricity is expected to be generated on site via photovoltaic systems on the roof, with 100% rainwater reuse. The property will be a nearly zero energy building according to EU regulations, and is expected to fulfil criteria under EU Taxonomy to classify as Do No Significant Harm. Further quality certifications planned include achieving DGNB Platinum, WELL Core Platinum, and WiredScore Platinum confirming the building’s status as one of the most modern, high quality, sustainable buildings in the submarket.

Further Europacity pipeline planned

With 100% of CA Immo’s active development pipline, including two projects in the Europacity submarket, fully pre-leased before completion, and our clear visibility on continued strong occupational demand for prime A class sustainable office space, CA Immo plan three further new developments in the Europacity submarket, including the prime waterfront Alexander von Humboldt Haus totalling 6,500 sqm with potential construction start in 2026, as well as approx. 28,800 sqm across two further projects with expected start dates in 2029/2030.  

Further improvements to the overall public area around Europaplatz are also planned, including significant greening of the public square as well as the surrounding street space on Heidestr, and Jean-Monnet-Str..
