Circle K is moving into Germany’s largest timber-hybrid office building

The internationally established convenience and mobility retail brand Circle K is leasing around 2,900 m² of office space in M40, Germany's largest hybrid timber building and part of the Macherei Berlin-Kreuzberg urban district. The space in the newly constructed building will be handed over to the tenant at the end of 2026. Circle K is part of the publicly traded Alimentation Couche-Tard Group. The group operates around 17,000 locations in 29 countries worldwide and is one of the leading independent providers in convenience and fuel retail, with a strong presence in North America and Europe. 

The M40, where the Circle K team will work in the future, is currently the largest wood hybrid building in Germany with a leasable area of around 26,000 m². Thanks to its climate-friendly construction, 45 percent of CO₂ emissions have been saved compared to a conventional reference building. The certified glued laminated timber used comes entirely from renewable forestry in Europe. The building also includes a smart parking underground garage and a Cycle-In bicycle garage with 485 bicycle parking spaces, including showers and changing rooms. Accenture, Stripe, and Vestas are already among the main tenants in M40. On the ground floor, the local supplier REWE, the ice cream parlor Agiori, and soon the flower shop Blütenkind and The Visit Coffee Roastery with a gastronomic offering complement the mix of uses in the building.

The office space was brokered by Cushman & Wakefield. Legal advice on the lease was provided by Greenberg Traurig (landlord) and Eversheds Sutherland (tenant), while pro m² provided technical advice to the tenant.

Sustainable urban quarter in the heart of the city

In addition to the M40, Art-Invest Real Estate also completed the M60 in spring 2025 on the approximately 20,000 m² site on Hallesches Ufer in northern Kreuzberg, which aims to achieve climate-optimized operation thanks to the combination of several photovoltaic systems in the quarter. The heart of the district is the M50, which, with around 30,500 m², is designed as an ecological revitalization of the city's well-known former post office. Sauerbruch Hutton, Eike Becker Architekten, Robertneun, and KEC Architekten are the architectural firms responsible. On the adjacent property, degewo has also developed 337 rental apartments with a total living space of around 21,000 m² and handed them over to tenants. As a mixed-use neighborhood for living and working, Die Macherei Berlin-Kreuzberg closes the gap between the Kreuzberg and Mitte districts on the one hand, and on the other hand creates a high quality of life and a new urban space for its surroundings through open spaces, restaurants, and local amenities. The use of smart technologies and the promotion of sustainable forms of mobility round off the concept.
