The Lower Saxony-based construction company MBN has established its Berlin branch in a prime location within the technology park, right next to the Adlershof S-Bahn station. The joint venture partners, the Berlin project developer immobilien-experten-ag. (immexa) and Adolf Lupp GmbH + Co KG from near Frankfurt, have long prioritized sustainability within their companies. They are pleased not only to welcome MBN as a new tenant at the OFFICE LAB CAMPUS (OLC) in Berlin but also to bring in a company that emphasizes ReUse in its interior construction.
The OLC, developed by immobilien-experten-ag. and constructed by Lupp as the general contractor, consists of two buildings with a total of 26,000 square meters of office space (GIF), which can be divided into rental units starting at 250 square meters. Thanks to its large column-free areas, a variety of room and usage configurations can be realized. Everything from traditional offices to modern flexible office spaces, R&D areas, Industry 4.0, prototyping spaces, and showroom concepts can be accommodated, allowing tenants to tailor the space to their specific needs. The OLC’s high-quality base construction is already fully completed, with further customization always carried out according to each tenant's requirements.
This was the case for tenant MBN, which was looking for new premises for its Berlin branch and found them at the OLC. The OLC offered ideal conditions, allowing the installation of 70 linear meters of high-quality glass partition walls from the manufacturer Clestra. These partitions were removed from an office building in Frankfurt, where they were no longer needed, and subsequently reinstalled in MBN’s rental unit by UNDKRAUSS in nearly new condition. Concular, an expert in circular construction, was responsible for the dismantling in Frankfurt and the logistics.
“With our office in Adlershof, we want to continue maintaining employee satisfaction while fostering creativity, transparent communication, and openness,” said Mario Wenzel, Berlin branch manager of MBN GmbH. “The idea of implementing ReUse in our office was enthusiastically embraced. We thank our partners for their professional execution. The result has convinced us.”
Mareike Lechner, board member of immobilien-experten-ag., sees the OLC as an example of sustainability in action: “Thanks to the flexible and high-quality base construction, tenants still have every opportunity to tailor their spaces to their needs and requirements. It was already gratifying that the sustainable OLC, which has been awarded LEED Gold certification, is connected to a BTB district heating system with a renewable energy share of 57%. The fact that it has now become a prime example of ReUse in tenant-specific construction is particularly pleasing to us.” Since 2012, immobilien-experten-ag has been constructing office/lab buildings in Germany's largest technology park, Berlin-Adlershof, to meet the LEED Gold sustainability certification.
