DLE Land Development GmbH, based in Berlin, is developing the area known as "Königspark" in Königs Wusterhausen (Brandenburg) into a mixed-use district on behalf of the owner. In connection with the proposed use in the amendment of the development plan, the city of Königs Wusterhausen conducted a citizen survey following a resolution by the city council. After counting all the votes, 58 percent of the citizens supported the mixed-use plan based on DLE's proposal, which includes commercial, residential, and social infrastructure.
The currently valid development plan for the approximately 56-hectare area "Königspark" dates back to 1992 and originally provided for exclusive use as a commercial area. In contrast, DLE's framework planning favors a modern mixed-use concept of residential and commercial spaces modeled after the 15-minute city. In a postal voting procedure, the citizens of Königs Wusterhausen had the opportunity to choose between these two usage concepts. The majority vote strengthens both the city of Königs Wusterhausen and DLE in their intention to initiate the amendment process for the "Königspark."

Planning elements such as three daycare centers, a school, and a 100,000 square meter park in the heart of the district have demonstrated that DLE does not want to create a dormitory in the Königspark area, but rather a modern and vibrant district that adds value to the entire city."
On November 27, 2023, the city council of Königs Wusterhausen approved a resolution for the amendment of the 1992 development plan by a majority vote, followed by approval of the existing land use plan (FNP) in the following week. The framework planning for the "Königspark" was approved by the city council in autumn 2023. These majority approvals followed two informational events where DLE invited all interested citizens to contribute their opinions and ideas for the project development.

The city of Königs Wusterhausen, with approximately 40,000 residents, is located southeast of Berlin. Its location in the so-called "Boom Corridor Southeast" is characterized by proximity to Berlin Brandenburg Airport (BER), the Tesla factory in Grünheide, and technology and science hubs in southern Berlin. Königs Wusterhausen is well connected to the A10 motorway and federal highway B179. The city center of Berlin can be reached in 30 minutes by S-Bahn and regional trains. These factors create strong growth dynamics in the area.
DLE's framework plan for the "Königspark" envisions the development of a mixed-use and DGNB-certified district. Daycare centers, a school campus, and other public and social infrastructure facilities will enhance the attractiveness of the future "Königspark" and support the city's dynamic development. In addition to 2,500 planned apartments for all age and income groups, approximately 120,000 square meters of gross floor area for commercial use and 100,000 square meters of public park space are to be created on the 56-hectare site.
