Development plan approved for the housing project of KW-Development and degewo in Berlin-Adlershof

Four years after the start of the procedure, the project-related development plan for the 32,000 square meter property at Eisenhutweg 54/76 in Berlin-Johannistal was approved by the House of Representatives in September 2021. The property had been on the market as a commercial site since 2005, although the efforts were unsuccessful due to the sensitive residential development in the immediate vicinity, among other reasons. Three years ago, the project developer KW-Development acquired the site between the Adlershof Landscape Park and the city motorway and began replanning towards living spaces. 583 apartments and a daycare center with 80 places are now to be built in various city villas and houses. The plans of the Berlin project developer exclusively provide for the construction of rental apartments with 1.5 to 5 rooms, which will be handed over to the municipal housing company degewo on a turnkey basis after their completion. The purchase contract for this has now been concluded. “We are confident that we will be able to start implementing the project at the beginning of 2022,” explains Jan Kretzschmar, Managing Director of KW-Development, and adds: “With NOKERA Planning (formerly Fuchshuber Architekten) we have developed a sound-resistant residential building that also creates quiet, green inner courtyards with a high quality of stay. In the direction of the nearby residential area, however, the neighborhood is open and inviting.”

The Berlin project developers recognized the potential of the property and therefore accepted the waiting time for the approval for apartments instead of commercial premises: “While Adlershof is becoming more and more attractive as a place to work and live, the housing shortage is being noticed here too. That is why we want to create the urgently needed rental apartments as quick as possible, which can then be rented out by the municipal housing company degewo at socially acceptable prices,” adds Kretzschmar. Christoph Beck, degewo Board member: “We are pleased also to be able to implement new construction projects in sought-after locations. With the turnkey project purchase on Eisenhutweg, we are increasing our spectrum at the Adlershof science location and creating a diverse range of options for those looking for accommodation, including the necessary infrastructure. Around 59 percent of the apartments are subsidized by housing subsidies from the State of Berlin.”

The cubature of the project was worked out with the involvement of the residents, who were able to give suggestions about the project. The 583 residential units with around 41,200 square meters of living space are surrounded by spacious green areas and open paths and are built in an energy-efficient manner in accordance with the modern KfW 55 EE standard. With the construction of an underground car park and the arrangement of the above-ground parking spaces on the external access road with equal car, bicycle and pedestrian traffic, the interior of the neighborhood is completely car-free and the road connections are tailored to the needs of pedestrians and cyclists. In addition, the roofs will be extensively planted with greenery and over 60 trees will be replanted. The heat will be supplied in an environmentally friendly manner by Blockheizkraftwerks- und Betriebsgesellschaft mbH Berlin (BTB), 60% of which is fed from renewable energy sources. Also part of the project is a day care center, which will offer more places than new needs will arise from the construction project.

Not only on the property itself, but also in the surrounding area, there is a lot of greenery and it is one of the most dynamic neighborhoods waiting for the new residents: The Johannisthal/Adlershof landscape park and the Teltow canal are just a short walk away, a bus stops right in front of the property and the Adlershof Science Park, one of the city’s largest commercial locations, and the natural science faculties of the Humboldt University are in the immediate vicinity.
