Today, WBM, together with Florian Schmidt, the Building City Councilor of Friedrichshain-Kreuzberg, gave the official go-ahead for three new buildings on Modersohnstrasse in Friedrichshain. A total of 110, mostly barrier-free rental apartments, 17 of which are apartments for social purposes, and a daycare center in three six-story townhouses are being built near Osthafen.
An intensive participation process preceded the start of construction. At several information events, options for adding stories to the existing WBM building and for new buildings in this area were discussed with the residents, and the open spaces were redesigned according to their needs. As a result, the first phase of construction is now starting with 110 new apartments. Completion is planned for summer 2023.
In the participation process, WBM used a newly developed app from the Berlin start-up “form follows you”, which gave residents a better understanding of the planning by means of clear 3D representations of the planning and thereby enabled a discussion between laypeople and experts on an equal footing.
Christina Geib and Steffen Helbig, Management of WBM: “In the green district between Osthafen and Rudolfplatz, we are carefully developing an existing neighborhood and creating affordable, new living space on our own land. By closing gaps, we carry out urban repairs and create added value for the entire district with the new green spaces and a daycare center. This is upgrading without gentrification.”
District Councilor Florian Schmidt: “It is important that construction is also carried out in the city center, for the population groups who cannot afford expensive condominiums and who are dependent on moderate rents. In weighing up the need for green areas and affordable housing, we have found a good, sustainable compromise here together with the residents and WBM.”
