The DIEAG Group (DIEAG) is starting the conversion and extension work for two of the three properties in the Mizar Gate Office ensemble for hotel use by NOVUM Hospitality. The building permit for the conversion has now been granted. The lease agreement for 12,405 m² in buildings A and C was signed back in March 2023. Under the long-stay brand "acora - Living in the City", 186 serviced apartment units will be created in Building C. In Building A, 158 rooms are being created for the lifestyle hotel "the niu Pax". Completion of the fit-out work and handover to the tenant are scheduled for the first quarter of 2025. Ganter Architekten, Bernau bei Berlin, and DIEfabrik GmbH, Oldenburg, are acting as architects for the conversion and extension work.
Maik Andrack, Head of Letting at DIEAG, says: "With the conversion of the project, which was initially planned as a pure office ensemble, we reacted early to the emerging market changes and, together with the Novum Hospitality Group, are creating a sustainable tenant mix with two attractive accommodation concepts for the Neu-Schönefeld location." The ensembale consisting of an office building (Building B) and two hotel properties (Building A and Building C) is currently 94 percent let. Andrack continues: "The tenants in House B include well-known companies such as Molex, Züblin, e.distherm Carrier and Swagelok, which have opted for the location on a long-term basis. This leaves only 1,135 m² of rental space available in units of between 300 and 650 m², for which we are currently holding promising talks."
David Etmenan, Chief Executive Officer & Owner NOVUM Hospitality, says: "The use of two different accommodation concepts at the Neu-Schönefeld location meets the existing demand from both short and long-term travelers. Our lifestyle brand 'the niu' comprises an attractive upper midscale hotel concept. Our new 'the niu Pax' welcomes its guests in 158 modern guest rooms. The 'acora Berlin Airport Living the City' offers modern living and working spaces in the form of 186 serviced apartments, combined with lively community spaces for long-term travelers. Both buildings are scheduled to open in the second quarter of 2025."
Tenants and future hotel users will have a total of 240 parking spaces at their disposal, 89 of which are in the underground garage and 151 above ground. In addition, the connection capacities for a total of 10 dual charging points will be installed. Thanks to the city highway and well-developed public transport connections, Berlin's city center and the Berliner Ring can be reached quickly.
