Three new buildings designs by Graft Architects are set to rise at Ziegrastraße 20/23, directly adjacent to the Estrel Hotel & Convention Centre and across from Shed. The site, formerly the Alba scrap yard along the Neukölln shipping canal is being transformed into a "Harbour of Cultures," benefiting both its future users and the local community. Even before construction has begun, Trockland’s project has already received two prestigious architecture awards and is over 50% pre-leased.
The new quarter will offer two distinct hospitality concepts, that complement each other strategically, providing temporary accommodation and various service offerings. Future guests will include business travelers, visitors to Berlin, and students. Additionally, one of the three buildings has already been partially leased to a daycare operator, which will utilize both indoor spaces and designated outdoor areas. Currently, around 14,200 sqm of the total 27,000 sqm net area of DOXS NKLN is pre-leased on a long-term basis.
The project’s architectural design emphasizes open spaces and offers a publicly accessible promenade, winning the AR (Architectural Review) Future Projects Award in 2023 for the „Commercial Mixed-Use" category and securing first prize as "Property of the Year 2024" from Munich's Callwey Verlag in August 2024. Graft Architects have envisioned a mixed-use development integrating hospitality, gastronomy, retail, education, office lofts, community spaces, cultural venues, and studios. The three buildings shape the site by creating two open gaps forming vibrant public spaces. The architecture reflects the unique character of the location and its setting along the shipping canal by integrating two historic portal cranes into its design. The ground and first floors serve as a transparent base on all sides, connecting the indoor and the outdoor spaces. A key feature is the public town square, serving as a central meeting point with a tiered seating area resembling an amphitheater, designed to host community and public events. the approximately 300-meter-long public promenade further enhances the recreational appeal of the area, while the new daycare centre adds to the area's attractiveness. “Neukölln businesses, particularly the management of Shed and Estrel, have already demonstrated the significant potential of the area around the shipping canal” says Sellwig. “We thank the Streletzki family and Stefan Klingsöhr for the good neighborly relations and aim to further elevate Neukölln’s appeal through the DOXS NKLN project".
Sustainability is at the core of the DOXS NKLN development. The new buildings will be constructed using serially manufactured modules, which are designed to save energy, resources, and time. The project aims to achieve DGNB Platinum certification. Its location along the shipping canal is ideally suited for sustainable transport by water, with plans for the delivery of prefabricated components via inland shipping. Additionally, the design incorporates the reuse of on-site existing cobblestones, which will be repurposed for the outdoor areas after construction is completed. The roofs will feature extensive greenery and photovoltaic systems. Charging stations for e-mobility, along with parking spaces for shared mobility services, will be available on-site and in the immediate vicinity. DOXS NKLN offers excellent accessibility being well connected by S-Bahn, several bus lines, and the A 100.
Construction is scheduled to begin in Q1/2025, with completion expected in early 2027.
