In the presence of the Governing Mayor of Berlin, Kai Wegner, and the District Mayor of Berlin-Lichtenberg, Martin Schaefer, numerous guests celebrated the topping-out ceremony for the new construction project at Landsberger Allee 315-319. As part of a significant building initiative, QUARTERBACK Immobilien AG (QUARTERBACK) is constructing a modern residential building for WBM Wohnungsbaugesellschaft Berlin-Mitte mbH, featuring a total of 173 turnkey apartments, of which 89 will be rent-controlled.
Governing Mayor Kai Wegner stated: “State-owned housing companies and private developers make a great team for the urgently needed housing construction in our city. The Senate has always emphasized the importance of private companies' engagement. The project on Landsberger Allee shows that cooperation leads to success, as more than half of the new apartments will be rent-controlled. Additionally, the ecological and energy guidelines have been implemented, and social infrastructure such as a daycare center has been planned. I wish the construction project a safe and timely progress.”
Martin Schaefer, District Mayor of Lichtenberg, emphasized: “In times when affordable housing is scarce, this project gives many families a new home. It is particularly important to me that social and individual needs are taken into account with the daycare center and the barrier-free apartments. A place is being created here that not only provides living space for the people in Lichtenberg but also enhances their quality of life. The close cooperation between the public sector and private business shows how much can be achieved for citizens' living conditions when both sides work together.”
Lars Dormeyer, Managing Director of WBM, remarked: “Only two months have passed between the acquisition of this new construction project and today's topping-out ceremony – a testament to our joint efficiency and determination. Currently, WBM has 1,600 apartments under construction, which we will add to the Berlin housing market in the next 24 months. This significantly contributes to the creation of urgently needed housing in our city and offers many people the chance to find a new home soon.”
Henrik Thomsen, board member of QUARTERBACK, sees the cooperation between the municipal WBM and QUARTERBACK as a large private developer as a model for the future: “Here, the capacity and expertise of a private developer meet the stability and social orientation of a municipal company. QUARTERBACK can build quickly, reliably, and cost-effectively as a large developer. WBM pursues its social mission for housing creation as a demand-side player without dependency on capital markets. This is a pioneering model to respond to the enormous housing demand in metropolitan areas.”
The new construction project offers approximately 13,200 square meters of 1- to 5-room units, ranging from 35 to 135 square meters. Notably, 89 of the 173 apartments will be rent-controlled to create affordable housing. Additionally, 87 of the apartments will ensure barrier-free access.
The new building is also pioneering in ecological terms. The energy supply will come from district heating, supplemented by photovoltaic systems on the roofs, with all apartments meeting the KfW Efficiency House Standard 55 EE.
The project will be further enriched by the construction of a daycare center, which will also be integrated into the building, underscoring the family-friendly focus of the initiative. A spacious, green courtyard with a playground will be created for leisure and recreation.
Henrik Thomsen concluded: “A topping-out ceremony is always a reason to celebrate. We wish the city of Berlin many more construction cranes turning, like those here on Landsberger Allee.”
